Proposed Replacement and Redesign of <br /> Popponessett Inn Sperry Tent and associated elevated deck. (Representative: BSC Group) 43- <br /> (cont. 10.23) 3371 <br /> Hannah Raddatz explained that the applicant prepared several revisions in response to Commission requests at <br /> the prior hearing. She reiterated that the project consists of a new elevated tent deck supported by helical piles, <br /> an elevated walkway, and associated access improvements. <br /> A revised construction plan was submitted the previous Thursday. Ms. Raddatz noted that: <br /> • The lay-down and construction access area has been expanded. <br /> • A minimum 15.5-ft access width is confirmed, adequate for construction equipment. <br /> • The demolition zone—on the location of the current tent—will serve as the main work pad. <br /> In addition, a comprehensive structural plan set from the engineer was provided, detailing structural supports, <br /> cross-sections,pile layouts, and design specifications. <br /> The Commission had previously requested a precise piling total. The updated design now includes: <br /> • 120 helical piles total <br /> • 95 piles within the coastal dune <br /> • 119 piles within Land Subject to Coastal Storm Flowage (LSCSF) <br /> • 1 pile within the buffer to LSCSF <br /> • Total ground disturbance from all piles: —20 sq. ft <br /> Soil boring locations were refined as well. Two borings in the dune were shifted slightly closer to the existing <br /> tent to reduce additional site disturbance. One boring will occur beneath an elevated section being removed <br /> during demolition. <br /> An originally proposed concrete ramp at the northeastern comer—connecting the walkway to the private <br /> way—has been eliminated. It is replaced with an ADA-compliant permeable paver path,reducing concrete <br /> footprint within the flood zone. The project waiver has been updated to reflect these scope changes and impact <br /> recalculations. <br /> 8 <br />
