(Representative: Wet Tech Land Design, Inc.) 43- (cont. 10.23) 33xx Mr. McManus confirmed that the applicants had submitted a written request to continue the matter and that the continuance request was to December 11, likely due to a pending application before the Zoning Board of Appeals. MOTION: To continue 399 Monomoscoy Road to December 11,2025. Motion by: Sandi Godfrey Seconded by: Richard Sahl Discussion: Before a vote was taken,Mr. Colombo noted that the project did not appear on the agenda in front of him. Ms. Godfrey confirmed that it was not listed on her agenda either. Chair Cook explained that he had been working from an earlier version of the agenda in which the NOI had been included. The item had been removed from the final posted agenda, and he acknowledged that his reference to the earlier draft caused confusion. He clarified that the file for 399 Monomoscoy Road does exist and will be properly advertised and heard when the applicant returns. Proposed Upgrade of the Septic System. (Representative: Marsh Matters Environmental) 43- 3375 The Commission opened the continued Notice of Intent for 31 Nick Trail, filed to upgrade the existing septic system. Mike Ball, wetland scientist with Marsh Matters Environmental, presented it on behalf of the applicant. Mr. Ball explained that the proposal is to replace the current soil absorption system with a plastic infiltrator system surrounded by stone, install a 1,000-gallon pump chamber, and retrofit the existing tank with a Sludge Hammer nitrogen-reducing unit. All work will occur in the front yard where the existing system is located. A Board of Health hearing is scheduled the following week. He noted that the property is located entirely in Land Subject to Coastal Storm Flowage; no other wetland resource areas are on or directly adjacent to the lot. Design Details and Need for System Replacement The existing system consists of a low-profile leaching unit with only a three-inch drop from the inlet pipe to the bottom of the chamber. Mr. Ball described common problems with such systems: • Their narrow plastic pedestal support often settle into sand under load 14
