Proposed work to be a front <br /> entry bump out addition of an existing deck, a living room addition in place of an existing deck, <br /> and a primary bathroom/closet area bedroom addition on back side of the house. (Representative: <br /> Synergy Home Improvements) <br /> Project Overview <br /> Mr. Bright explained that the property lies within the AE-12 floodplain, which triggered the filing of an <br /> RDA. The front entry bump-out is needed for safer access due to Mr. Gorbaty's recent knee <br /> replacement. All three additions involve work either on or in place of existing decks. He stated that <br /> staff(including Mr. McManus and Mr. Kent)had advised that the front bump-out could proceed under <br /> an RDA, while the rear additions might require a Notice of Intent. Drainage calculations were <br /> submitted, and no other jurisdictional resource areas (such as coastal bank or riverfront) appear on the <br /> parcel. <br /> Mr. Bright emphasized that all additions are within the existing footprint, so no new vegetation or <br /> clearing is proposed, and he did not anticipate mitigation planting being required. <br /> 2 <br />
