MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> NOVEMBER 12, 2025 <br /> Mr. Bonvie thought that an ADU under the affordable housing act would have to be 50% of the <br /> existing house size and/or up to the maximum house size of 900 sq. ft. The existing house is only <br /> 691 sq. ft., so the ADU will only 348 sq. ft. <br /> Mr. Furbush cited the local bylaw; that the gross floor area shall not be less than 350 sq. ft. and <br /> shall not exceed 900 sq. ft. <br /> Mr. Morris said that the State wants to make ADU's permissible. <br /> Mr. Bonvie wanted to make sure that Mr. Morris will accept the size of the ADU. Mr. Morris said <br /> he will accept the size of the ADU. <br /> Mr. Morris said he signs off on the ADU, and issues the Certificate of Occupancy. He wants to <br /> impose the size be a maximum of 400 sq. ft. <br /> There were no comments from the audience. There were no more comments from the Board. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Reidy, so moved. Mr. Blaisdell, <br /> second. All were in favor. <br /> Mr. Bonvie asked for a motion for the application. <br /> Mr. Reidy made a motion that the Board issue a Written Finding at 61 Riverside Road with the <br /> following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a Written Finding <br /> under Mass General Law 40A Section 6. <br /> 2. Proposed Subsurface Sewage Disposal Plan — Prepared for Jenya Realty Trust, 61 <br /> Riverside Road, Date: August 20, 2025, revised 9/24/25 to show distance to wetland <br /> (LSCSF). Prepared by: Bracken Engineering, Inc. Stamped and signed by: Alan Grady, <br /> PLS, No: 37732, and Zackary Basinski, Civil Eng. No: 47797. <br /> 3.
