MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> NOVEMBER 12, 2025 <br /> Mr. Morris has no issues with this project. <br /> Mr. Bonvie asked for a motion to close the hearing. Mr. Ganzenmuller, so moved. Mr. Blaisdell <br /> second. All were in favor. <br /> Mr. Reidy made a motion that the Board issue a Special Permit for the raze and replace project at <br /> 2 Bayview Road with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a Special Permit <br /> under Mass General Law 40A Section 9. <br /> 2. Plot Plan—Prepared for: PJ Vande Rydt,Project: 2 Bayview Road,Date: August 20, 2025, <br /> Prepared by Cape & Islands Engineering, Stamped and signed by: Jacob Fricke, PLC, <br /> No.59305 and Mark Dibb, Civil Eng. No. 45937. <br /> 3. Building Plans: Proposed Residence for Vande Rydt Family, Date: 5/25, Drawing 1: Front <br /> Elevation, Right Elevation, #2.: Rear Elevation, Left Elevation, #3: First Floor Plan, #4: <br /> Second Floor Plan, Prepared by A.M. Michniewicz. <br /> 4. Conditioned on all Town Department comments read into the record including but not <br /> limited to the Board of Health and Conservation Department comments. <br /> 5. Any changes to the plans will require the applicant to return to this Board. <br /> 6. Conditioned that the applicant seek and obtain the Planning Department review in <br /> reference to the Tree Bylaw Chapter 175 of the Town Bylaws prior to the application of a <br /> building permit. <br /> 7.
