Town of Mashpee <br /> i�i, iero 16 Great Neck Road North <br /> r Mashpee, MA 02649 <br /> MUW <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> DECEMBER 10, 2025 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, <br /> December 10, 2025, at 6:00 p.m. in the Waquoit Room at the Mashpee Town <br /> Hall, 16 Great Neck Road North. Chairman, Ronald Bonvie, Board Member <br /> Jonathan D. Furbush, and Associate Members, Charles Reidy, Robert Caggiano, <br /> and Michael Morizio were present. Building Commissioner David Morris was also <br /> present. <br /> Chairman Bonvie opened the meeting at 6:00 pm and announced that the <br /> hearings were being televised live on Mashpee TV. He will take comments after <br /> each hearing. <br /> 45 Nehoiden Road: Owner, Richard H. Gorbaty requests a Written Finding <br /> under §174-17 of the Zoning Bylaws to allow for construction of a front entry <br /> addition in place of an existing deck, a living room addition in place of the rear <br /> deck, and a bathroom addition to the primary bedroom on property located in <br /> an R-3 Zoning District, Map 125, Parcel 116, Mashpee, MA. (Continued from <br /> September 10, 2025, hearings at the request of the Board). <br /> Mr. Geoff Bright represented the homeowners for the Written Finding request. <br /> At the previous meeting, the Board requested to continue the hearing to allow <br /> the applicant time to obtain RDA approval from the Conservation Commission <br /> for the rear additions and reconstruction of the front entry way. The Commission <br /> voted to allow for the front entry way because it was not within the flood plain <br /> but requested that an NOI application be submitted for the rear additions. Mr. <br /> Bright said that his clients are more than willing to separate the two requests <br /> and move forward with the front entry construction. <br /> Chairman Bonvie mentioned his concerns that the site plan depicts both the <br /> front and rear projects, and the Board always conditions the plot plan as part of <br /> the record, and he does not agree that this plan could be part of the record. Mr. <br /> Bonvie recommended applying for an NOI with the Conservation Commission, <br /> straightening out the issues and reapplying with the ZBA for the front and rear. <br /> The Board agreed. <br /> 1 <br />
