The <br /> applicant stated that the pool is already small by typical standards and constrained by existing site <br /> limitations but agreed to explore alternatives. <br /> • Hardscape and Drainage: Commissioners asked whether patio materials could be pervious and <br /> requested clarification and depiction of landscape plantings, including native species, in areas adjacent <br /> to the bank. <br /> Several commissioners stated that, as proposed, they were not prepared to support the project due to the limited <br /> mitigation and extensive artificial turf, noting that swimming pools are specifically identified in the regulations <br /> as not constituting good cause for a waiver. <br /> Continuance and Next Steps (49 The Heights) <br /> In response to the Commission's feedback, the applicant requested a continuance to revise the plans. <br /> Revisions requested by the Commission include: <br /> • Expanding mitigation areas, including filling in the triangular area near the existing gravel/hot tub area <br /> with plantings; <br /> • Showing detailed planting plans, including native species, within all landscaped areas; <br /> • Evaluating reduction and/or rotation of the pool to increase separation from the inland bank; <br /> • Considering pervious patio materials; and <br /> • Reassessing the extent of artificial turf in favor of planted mitigation where feasible. <br /> MOTION: For a continuance to January 22, 2026, for 49 The Heights. <br /> Motion by: Sandi Godfrey Seconded bv: Richard Sahl <br /> Vote: Motion passed by unanimous vote. <br /> (Steven Cook, Paul Colombo, Sandi Godfrey, Seana Pitt, Richard Sahl) <br /> NOI 40 Popponesset Island Road. (Representative: Cape & Islands Engineering, Inc.) 3384 <br /> Project Description <br /> The applicant proposed construction of a 170-foot long, 4-foot wide pier with an associated aluminum ramp and <br /> floating dock at 40 Popponesset Island Road.
