Town of Mashpee 16 Great Neck Road North r� g Mashpee, MA 02649 MASHPEE ZONING BOARD OF APEALS Meeting Minutes February 11, 2026 The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, February 11, 2026, at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road North. Chairman, Ronald Bonvie, Board Members, Sharon Sangeleer, William Blaisdell, Jonathan Furbush, and Associate Members, Charles Reidy, and Michael Morizio. Vice Chair Ms. Sangeleer opened the meeting at 6:00 pm and announced that the hearings were being televised live on Mashpee TV. He will take comments after each hearing. CONTINUED HEARINGS 28 Wilsons Grove: Owners Haworth C. Neild, II and Kathleen A. Neild, Trustees of the Neild Family Trust request a Special Permit under §174-17.1 and §174-33 of the Zoning Bylaws to raze and replace an existing single-family residential structure with a new single-family structure on property located in the R3 and Popponesset Overlay Zoning Districts, Map 118, Parcel 80, Mashpee, MA. (Continued from 9110125, 11112125, and 1/14/26 at the request of the Attorney). Mr. Reidy made a motion to accept the continuance request until Wednesday, February 25, 2026. Mr. Furbush second. All were in favor. 126 Waterway: Owners, Theodore E. Stoia and Sandra Stoia request a Special Permit under §174-17.1 and §174-33 of the Zoning Bylaws to raze and replace an existing single-family residential structure with a new building code compliant single-family structure on property located in an R-3 Zoning District, Map 105, Parcel 231, Mashpee MA. Attorney Christopher Kirrane represented the applicants for the raze and replace project submitted under §174-17.1 and §174-33 of the Zoning Bylaws located in the R-3 Zoning District. Also present was Tim Luff with Arch-Tech Associates. I
