Town of Mashpee <br /> 16 Great Neck Road North <br /> r� g Mashpee, MA 02649 <br /> MASHPEE ZONING BOARD OF APEALS <br /> Meeting Minutes <br /> February 11, 2026 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, <br /> February 11, 2026, at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, <br /> 16 Great Neck Road North. Chairman, Ronald Bonvie, Board Members, Sharon <br /> Sangeleer, William Blaisdell, Jonathan Furbush, and Associate Members, <br /> Charles Reidy, and Michael Morizio. <br /> Vice Chair Ms. Sangeleer opened the meeting at 6:00 pm and announced that <br /> the hearings were being televised live on Mashpee TV. He will take comments <br /> after each hearing. <br /> CONTINUED HEARINGS <br /> 28 Wilsons Grove: Owners Haworth C. Neild, II and Kathleen A. Neild, Trustees <br /> of the Neild Family Trust request a Special Permit under §174-17.1 and §174-33 <br /> of the Zoning Bylaws to raze and replace an existing single-family residential <br /> structure with a new single-family structure on property located in the R3 and <br /> Popponesset Overlay Zoning Districts, Map 118, Parcel 80, Mashpee, MA. <br /> (Continued from 9110125, 11112125, and 1/14/26 at the request of the Attorney). <br /> Mr. Reidy made a motion to accept the continuance request until Wednesday, <br /> February 25, 2026. Mr. Furbush second. All were in favor. <br /> 126 Waterway: Owners, Theodore E. Stoia and Sandra Stoia request a Special <br /> Permit under §174-17.1 and §174-33 of the Zoning Bylaws to raze and replace <br /> an existing single-family residential structure with a new building code <br /> compliant single-family structure on property located in an R-3 Zoning District, <br /> Map 105, Parcel 231, Mashpee MA. <br /> Attorney Christopher Kirrane represented the applicants for the raze and replace <br /> project submitted under §174-17.1 and §174-33 of the Zoning Bylaws located in <br /> the R-3 Zoning District.
