Meeting Called to Order: The meeting was called to order at 5:30 PM by Jill Allen, Chair. A <br /> quorum was declared with the following members present Jill Allen, Lisa Meizinger, Richard <br /> Klein, and B. Lynne Barbee. <br /> 2. Election of Officers: Ms. Barbee moved to table the election of officers until the full board <br /> was present, seconded by Mr. Klein. Motion carried. 4-Ayes, O-Nays. <br /> 3. Approval of Previous Meeting's Minutes: Ms. Allen entertained a motion to approve the <br /> general session minutes of January 8, 2026. Ms. Meizinger moved to approve the minutes <br /> of the General Session held on January 8, 2026, seconded by Mr. Klein. Motion carried, <br /> 3-Ayes, O-Nays, B. Lynne Barbee — Abstained. The minutes of the Special Session Joint <br /> Meetings w/Select Board held on January 5, 2026, & February 9, 2026, were tabled for a <br /> quorum of members present. <br /> 4. Treasurer's Report. & Warrants: Ms. Conn reviewed the 12/31/2025 Quarterly Financials <br /> where the reserve levels were at 62.06% the reserve levels are expected to drop once the <br /> extraordinary maintenance projects are completed. Snow Removal was partially contracted out <br /> this year due to the new staff and the extensiveness of the storms,this was not budgeted, some <br /> projects will be shifted. The board briefly discussed various line items and then reviewed the <br /> Tenant Accounts Receivable (TAR), all tenants are on repayment agreements except for the <br /> inactive tenants that will need to be written off. Ms. Meizinger moved to approve the <br /> 12/31/2025 Quarterly Financials and TAR report,seconded by Mr.Klein.Motion carried. <br /> liok'o izm"�omzm, <br />
