It's hard to predict the future but based on
her personal experience, 135 spaces feels good. This is a second location on the Cape, so it
will spread the load. She is comfortable with the number of spaces.
The number of spots does affect the Landscape Ratio, that is how the number of parking spots
do factor. If parking is reduced, then the landscape can increase. Ms. Waygan likes
landscaping and she loves ample parking. She is trying to think outside of the box for the
landscaping waiver. Some clients donated to an environmental or Arbor Day association. The
DPW can accept gifts towards tree funds. Due to the recent storm, we lost a significant number
of trees.
Mr. Bogosian added the cost would be significant for parking, but they heard they needed
plenty, so they delivered. If the Board wants to look at the ratio and lose certain aspects where
both meet the bylaw, he can.
Mr. Kirrane asked if they want more parking or more landscaping.
Ms. Waygan noted a friendly donation would make a big difference to them, not to add to the
bottom line of their project. They are still seeking a waiver for the Landscape Ratio. There are
environmental organizations that work in the Town of Mashpee and focus on beatification. She
may add a friendly condition for a donation.
5
