Design Plans: New Addition/Remodeling for: 30 Captains Row, Scale: 1/4" - <br /> 1', Date: 6/13/25, Al: First Floor, Second Floor and Basement Plan, A2: <br /> Elevations, Prepared by: Cotuit Bay Design, LLC. <br /> 4. Conditioned on all Town Department comments read in the record <br /> including but not limited to the Board of Health and Conservation <br /> Department comments. <br /> S. Conditioned that a revised site plan be submitted depicting that the <br /> basketball court is moved within the confines of the property on both sides <br /> (off Town property), move the 119 sq. ft. shed 5 ft. from the property line <br /> (off Town property), and that Mr. Bonvie review the drainage plans and the <br /> revised site plan. <br /> 6. Mr. Morris will review the as-built plan when submitted with the building <br /> permit. <br /> 7. Any changes to the plans will require the applicant to return to this Board. <br /> 8. Conditioned that the applicant seek and obtain the Planning Department <br /> review in reference to the Tree Bylaw Chapter 175 of the Town Bylaws prior <br /> to the application of a building permit. <br /> 9. The Board finds under §174-17 that the proposed project as submitted is <br /> not substantially more detrimental to the neighborhood than the existing <br /> conditions, and that there is adequate land area on the subject lot to <br /> provide sufficient parking, and there are no new nonconformities being <br /> created. <br /> Mr. Blaisdell, second, yes, <br /> Mr. Caggiano, yes, <br /> Mr. Furbush, yes, <br /> Mr. Reidy, yes, <br /> Ms. Sangeleer, yes. <br /> All were in favor to issue a Written Finding for 30 Captains Row. <br /> 4 <br />
