She also wanted to note LeClair Village did
not lose electricity through the entire storm!
Preservation of Affordable Housing (POAH)
Here tonight is Cory Fellows, Vice President of Real Estate Development at POAH. POAH and
HAC work collaboratively on Cape Cod, they have a new project right now in Brewster and
look forward to doing more together in the future. These projects take a long time from start to
finish and come with many economic challenges.
POAH
A non-profit Boston based agency with projects focused in Massachusetts and New England.
They have been active on Cape Cod for the last several years. This year marks their 25th
anniversary. They started by acquiring and preserving at risk properties, at risk of affordability,
financing expiring, going to market, or being lost. Over time it has evolved and grown, now
they do half acquisition and half rehab, renovation, and construction. They have diversified into
mixed use, now located in Chicago and Washington D.C. They just stuck to the mission and
expanded as the needs arose.
Stabilization refers to move-in and service requirements being streamlined. A property
management company takes over, investing overtime, maintaining, serving residents, and
keeping affordability. POAH has property management in communities as they can manage
their own properties with a lot of benefits like continuity, accountability, and efficiency.
Community Impact Staff help with different services, like at the senior or elderly age, they help
with health insurance documents, employment, financial stability, community engagement,
education, and voting efforts.
Housing Assistance Corporation (HAC)
David Quinn introduced himself from HAC, a nonprofit based in Hyannis with about 120
employees. They offer a suite of housing related services. Where POAH focuses on the
development aspect, HAC offers services from homelessness prevention, shelter information,
renters assistance, first time home buyer courses, and housing development. Their offices are
located in Hyannis, Orleans, and Bourne and they manage rental properties around Cape Cod.
Recent Projects:
LeClair Village
Cape View Way, Bourne: 42 units, completed April 2025
107 Main Street, Orleans: 14 units, slightly higher incomes completed this past fall
Permitting will begin on the next project in Orleans, the former Governor Prence Motel - 78
units rental and ownership.
3
