Chairman, Ronald Bonvie, Board Members, Sharon Sangeleer, <br /> William Blaisdell, Jonathan Furbush, and Associate Members, Charles Reidy <br /> and Michael Morizio. Also present was Building Commissioner, David Morris. <br /> Chairman Bonvie opened the meeting at 6:00 pm and announced that the <br /> hearings were being televised live on Mashpee TV. He will take comments after <br /> each hearing. This meeting is also a hybrid meeting, and the Zoom address is <br /> indicated on the Agenda. <br /> CONTINUED HEARINGS <br /> 31 Nick Trail: Owner, 31 Nick Trail, LLC requests a Special Permit under §174- <br /> 17.1 and §174-33 of the Zoning Bylaws to raze a single-family dwelling and <br /> replace it with a new single-family dwelling on property located in the R-3 and <br /> the Popponesset Overlay District, Map 117, Parcel 271, Mashpee, MA. <br /> (Continued from May 13, and June 10, 2026, hearings). <br /> Sitting on this hearing are Chairman Bonvie, Ms. Sangeleer, Mr. Blaisdell, Mr. <br /> Reidy, and Mr. Morizio. <br /> Attorney Brian Wall represented 31 Nick Trail, LLC, the applicants seeking a <br /> Special Permit to raze and replace their home. Mr. Brian Kelleher, the Owner of <br /> the LLC was also present. The property is located at the corner of Nick Trail and <br /> Uncle Henry's Road. The lot consists of 6,500 sq. ft. of land, 100 ft. of frontage <br /> on Nick Trail, and 65 ft. of frontage on Uncle Henry's Road. The house was <br /> constructed in 1955. The LLC purchased the property back in February of this <br /> year. Due to the age and condition of the dwelling and that it is located in the <br /> FEMA flood zone, the applicant would like to raze and replace the structure. <br /> The property is located in the R-3 and Popponesset Overlay District that has the <br /> following minimum dimensional requirements; lot size 6,000 sq. ft., minimum <br /> lot frontage is 60 ft., front yard setback is 25 ft., side are rear setback is 15 ft., <br /> and the maximum lot coverage is 25%. <br /> 1 <br />
