MEMORANDUM
To: Executive Secretary, Kevin Harrington
From: Town Planner, F. Thomas Fudala
Date: May 23, 1990
Subject: Subsidized Housing inventory
I have reviewed the 1990 inventory passed on to me by your office.
After calling Mass. Housing Partnership regarding questions I had on
FmHA loans in relation to the inventory (although we have over 70, none
count because there are no permanent resale price restrictions) , I am
satisfied that the numbers are correct.
Please note that once the 30 Mashpee Housing Authority units are
added to their Chapter 774 column, we will have 9.97 % subsidized units
based on the 1980 Census and Chapter 774 guidelines. The proposed 17
unit project at James Circle would bring us up to 10.9%. That will be a
one year thing, however, since the 1990 Census should show at least 3500
year-round housing units, bringing our percentage, even with the 17
units, back down to 5.5% or less.
In addition, we are subject to the provisions of Chapter 40B if
less than 1 .5% of our developable land area is not devoted to subsidized
housing. Based on a developable land area, according to state guide-
lines, of 9,400 acres, the current percentage would be 0.56% (52.4
acres, all at Mashpee United Church Village). With the 8.25 additional
acres included in the Housing Authority projects, the percentage would
rise to 0.65%. The James Circle project (11 .66 acres) would still leave
us at 0.77%.
cc: Housing Authority
Board of Appeals
Planning Board
