Mr. Kelleher stated that he would be removing the <br /> porch from the rear of the house. <br /> Ms. Warden informed Board members that this property is located in a Zone II and is <br /> on a 6,000 square foot lot. Her concern is the inclusion of a full bathroom in the <br /> family room that could, in the future, be a bedroom or even an apartment. <br /> Discussion took place on what options the Kelleher's have that would still be <br /> acceptable to the Board. <br /> Mr. Doherty motioned to allow the conversion of the garage to a family room with <br /> bathroom with the stipulation that the porch be removed to result in a zero net gain in <br /> the square footage of the dwelling. Mr. Santos seconded the motion. Motion passed. <br /> APPOINTMENT: Ed Toland re: house clean-outs <br /> Mr. Toland did not appear for this scheduled appointment. <br /> APPOINTMENT: David Sanicki of Cape & Islands Engineering re: Stendahl Place <br /> Mr. Sanicki was in attendance for this scheduled appointment. <br /> Discussion took place regarding the failed septic systems at Stendahl Place <br /> Condominiums. Mr. Sanicki presented as-built plans of the septic systems at the <br /> complex. Ms. Warden stated that all of the systems at the complex are in failure <br /> except for one that has been pumped out regularly. Board members discussed <br /> possible solutions for getting the systems repaired in a timely manner with the <br /> understanding that all of the systems are under parking areas and major excavation <br /> will be necessary. In addition, there are questions regarding the groundwater <br /> elevation in that area. <br /> Ms. Warden suggested the following timeframe for repairing the systems: <br /> 30 days to present the Board with a contract with an engineering firm hired to design <br /> the septic systems; 3 months for the engineering firm to submit septic design plans to <br /> the Board of Health; 6 months for work to commence on the new septic systems; and <br /> 12 months for work to be completed. <br /> Mr. Doherty motioned to direct the Health Agent to send a certified letter to the <br /> trustees of Stendahl Place Condominiums ordering them to abide by the following <br /> timeframe for the septic repairs at the complex: 30 days to submit a contract with the <br /> engineering firm hired to design the septic systems, 3 months for the engineering firm <br /> to submit septic design plans to the Board for approval, 6 months for work to <br /> commence on the septic repairs and 12 months for the work to be completed with the <br /> understanding that if any breakout occurs that the systems shall be pumped <br /> immediately with the pumper submitting records to the Board of Health within 5 days <br /> of the pumping. Mr. Santos seconded the motion. Motion passed. <br /> APPOINTMENT: Jerry Epstein re: 121/123 Summersea Road <br /> Mr. Epstein was in attendance for this unscheduled appointment. <br /> Discussion took place regarding the two lots on Summersea Road and the possibility <br /> of building a three-bedroom home on the two combined lots. <br />
