Design Review December 11 , 1.956 <br /> Specific concerns included : grading of the lot , 2 ft . <br /> hill to be removed, the need for a retaining wall , <br /> setback requirements , access and egress , relief from <br /> 75 ft . setback , need for a variance , road cut permit, <br /> screening of the dumpster, lighting of the property , <br /> parking, pedestrian traffic within the parking lot , and <br /> landscaping plans . <br /> A commitment on these concerns is needed by the Design <br /> Review Committee . The proposed sign exceeds 20 sq . ft <br /> and , therefore , a special permit from the Board of <br /> Appeals will be required. A smaller sign might be <br /> more appropriate , it was suggested. <br /> Photos of a Dunkin' Donuts site in Sudbury , MA were <br /> displayed to illustrate what the building will look <br /> like . Architecture , colors (gray and white ) , windows <br /> of the same manufacturer , and dormers will be the same . <br /> Town water and grease traps are additional concerns . <br /> Zoning of the lot and adjacent lots should be checked . <br /> It was suggested the applicant confer with the Building <br /> Inspector and the Board of Appeals . <br /> It was mentioned the vicinity is being considered as a <br /> mini-historic district .
