_ 4. Proposed Dunkin Donuts Site Plan across on 130 old VFW
Retail store on the east end of the property.
Mr. Richard Ferrara - Ferrara Associates
Mr. Herbert E. Olsen, Jr., A.I.A.
South Shore Association Architects, Inc. Norwell, MA
Committee questioned 10% decrease entrance slope as being too steep. See
DPW. Landscaping was done on town property, must be done on site. This
would push parking and building back which would require addressing the
retaining wall. Terracing maybe required as we have a 30 foot drop back to
front on the lot.
What is needed is Board of Selectmen's permission for grading and landscaping
in the right of way. Threshold issue. Street scape consistent. Maintain tree canopy.
Design Review Committee looked at this plan once before. Get permission or
change plan was concensus by Design Review Committee and they also stated that
this was not a building problem but a site problem.
Mary LeBlanc discussed in length the issue of vegetation. She suggested pro and
con of proposed plantings and that irrigation would be required to maintain
species. Also the possibility of terracing. No recommendation made. It was once
again discussed that before ZBA meeting there should be a meeting with DPW.
Adjournment: 7:30 p.m.
Respectfully submitted,
ary
Belqnt
o m e
Alternate-Recording Secretary
/rb
