Design Review Committee -2- October 22, 1997
3. Mashpee Industrial Park Trust & Sprint Spectrum, L.P.
154 Industrial Drive
Mr. Myron Singer, representing Mashpee Industrial Park &
Sprint Spectrum, L.P. , proposed a plan in Phase I of Mashpee
Industrial Park. Discussion centered on their building a
250 ft. tower with a 40 ' x 50 ' equipment building adjacent to
it.
The tower will be free standing with no guide wires. A fence
will be erected around the tower, and the general area around
it will be mowed.
Concerns were expressed about the safety of the tower; i. e. ,
the possibility of its collapsing and causing harm to
neighbors and their property. It was explained the tower will
be constructed so that in the rare chance of a collapse it
will split and fold inward at approximately 40% height.
Mr. Coffey said he was concerned about the visual impact
throughout town. Board members were in agreement that more
information is needed. Landscaping, lighting, fencing,
parking, signage, and building materials must be addressed.
Phase II - Independence Drive, Route 28
The site plan showed a 9600 sq. ft. metal building. However,
details were lacking on landscaping, grading, colors, signage,
and dumpster location. It was suggested the applicant return
at the next scheduled meeting on November 12 with more
details. A separate application will be required for the
building.
4 . Jiffy Lube Facility 487 Falmouth Road, Route 28
Mr. Greg Reynolds, displayed plans for a Jiffy Lube facility
to be located near the rotary. He explained the driveway
location is not absolute and may be moved in a future plan.
Mr. Reynolds requested input from board members regarding his
plans, particularly on landscaping.
The caliber and height of plantings were discussed.
Suggestions included a seeded area, rather than mulch, at the
entrance, buffers in the rear and on the sides of the
property, and a couple of trees added to the parking area.
The ruling of 1150 ft. undisturbed buffer on Rt. 28" will need
to be clarified.
Generally, it was felt the proposed signage was too large.
