Design Review Committee -2- January 16, 2002
2. 46A & 46B Nicoletta's Way — Terry Luff
The presenter is Cape & Islands Survey. The site is a private, industrial-zoned
area off Route 130. Two storage buildings, metal structure, 22' height, 24'
width, 110' length. Six storage bays in each building, with 12' access doors. The
plan shows parking on either side of building, 40 spaces; handicap parking is
shown. The exterior lighting is on the side of building. Signage is proposed.
The site is natural heavily wooded. No formal plan for landscaping, natural
buffer. The plan shows 84' of cleared area in front, facing street. In a private,
industrial-zoned area, 25' and 10' buffer allowed. Outside vehicle storage
planned, possibly boats; open storage area to be fenced in. The site is located
next to town recreation area, needs screening on that side. Committee advises
6' spruce, evergreens, in open, fenced-in area. Could possibly relocate existing
big white pines around lot. Split-rail fence around perimeter suggested.
The Committee feels the usage of this site is O.K. The metal building structure,
as designed, is long and unbroken in appearance; Committee would prefer that
the building be jogged or broken up, or add landscaping. Plan should be
presented to Committee again.
3. 600 Main Street — Anchor Self Storage
Ms. LeBlanc stepping down from Committee for this proposal, to assist landscape
plan. The presenter is Kevin Kirrane. Revised plan is submitted to Committee.
During the review by Planning Board, 50' non-touch buffer along Route 130
discovered; therefore, drainage area moved back on this plan, and some
landscape area is cut back at the side. The Committee approves of the plan.
4. 100 Great Neck Road North — Zachary's Pub
The presenter is Kevin Kirrane. There is a pre-existing, nonconforming building
on the site. The proponent has applied for a permit to erect a canopy area to
the front of existing building and add vinyl siding to upper story; roofline will not
change. There is a 40' steel beam planned to carry the canopy roof structure.
r'
