Design Review Committee -3- January 16, 2002 <br /> Lighting on the canopy structure will be inside and indirect. There will be a sign <br /> at the front or side; no colors chosen. The existing 20' drive aisle will remain. <br /> Parking is parallel, angle parking; no parking spaces are lost. An.existing planter <br /> area will be moved out front. Proposed vinyl picket fence. <br /> The Committee advises possible enlargement of base support for canopy <br /> structure. The Committee feels the plan looks O.K. <br /> 5. 490 Main Street— Flagship Self Storage Facility <br /> The presenter is Eliza Cox. The site is located next to Women's Workout facility. <br /> The proposed building is a three-story, 180,000-sq. ft. storage facility, containing <br /> 725 climate-controlled rental units. Storage units range from 5' x 5' to 10' x 30'. <br /> This is a planned high-end storage, not cold storage. Expected to be low- <br /> volume facility. Eight-year zoning protection is in place. Storage under roof, <br /> storage protected. Approved by the Cape Cod Commission. Proponent will <br /> present to Planning Board tonight, this date. <br /> A steel-beam frame building. Design highlights on exterior: Wood panel cornice <br /> trim, tinted-glass windows. The building is located 165' from road; 100' wooded <br /> buffer in front, one 5' buffer on side. Fully-automated security system; key card <br /> access, gated. Automated doors and loading docks; double dock loading, 24' <br /> and 36'. Plan shows 35 to 40 exterior doors. Freight elevator, three floors. <br /> Two-foot parapet above roofline is not visible from road. <br /> The traffic pattern is a circular pattern around building. Parking is 119 spaces <br /> required; looking for parking relief, reduced permit, 42, 43 spaces. Parking relief <br /> is Board of Appeals issue. <br /> The landscape plan shows 2-3 gallon indoor plants, miniatures. Outside <br /> landscaping shows 6'-8' cedars. Cape Cod Commission requested outside <br /> dumpster be removed; the exterior dumpster is required, so proponent has set <br /> aside inside storage space for trash or hazardous material. Lighting plan calls <br /> for 18' light poles standard, and 8' candles, at grade. The plan shows two <br /> drainage catch basins at back, interconnected with 12" pipe; 8' maintenance gate <br /> surrounds basins. <br /> I <br />
