.Senior Housing Development(continued) <br /> Following review and discussion, Design Review said they would send a letter to the Board of Selectmen and to the Board <br /> of Appeals stating: <br /> • Design Review recommends 75-foot buffer at Falmouth Road;and 50-foot buffer rest of the site. <br /> • Recommend some areas left as green grass areas for recreational purposes, such as picnic table,walking path, etc. <br /> • These recommendations would also make fire trucks more accessible as well. <br /> • Clear and landscape area in front of building to offer more visibility. Clear trees within 15' and then selectively <br /> keep trees along the way to look more naturally vegetated. <br /> Conclusion: Approved with letter to Board of Selectmen and to Board of Appeals attached noting Design Review <br /> recommendations to decrease buffer from 100 feet to 75-feet at Falmouth Road and 50 feet for the rest of the <br /> property; to see some areas left as green grass areas for recreational purposes; and to clear and landscape area in <br /> front of building to offer more visibility but in clearing front selectively keep trees to make it look more naturally <br /> vegetated. <br /> Duck Pond Limited Partnership <br /> 106 Falmouth Road <br /> Self-Storage Building, contractor, storage and <br /> business incubator/light industrial/office/lab or research space <br /> Edwin Taipale and Daniel Ojala appeared. Revised plan reviewed and following comments/issues discussed: <br /> • They said they will come back to Design Review on signage. Design Review said if sign is 16 square feet, then <br /> they have to go to Board of Selectmen since it would be over the size limit. <br /> • Landscape Plan...One of the conditions will be that prior to any clearing they must notify Building Department <br /> otherwise they will be in violation of the permit. <br /> • They have to go back to Cape Cod Commission for review and approval. <br /> • For safety reasons, Walter strongly suggested they come up with construction entranceway process plan for the <br /> area. <br /> Conclusion: Approved subject to conditions in letter Design Review will send to Town. These conditions include: <br /> Building Department must be notified prior to any clearing otherwise applicant will be in violation of the permit; <br /> buffer either has to have snow fence or be staked and ribboned off before clearing; and Applicant to go back to <br /> Cape Cod Commission. Applicant has not yet applied for signage. <br /> Cape Cod Free Clinic and Community Health Center <br /> 32 Commercial Street <br /> Carlos Ferre(architect), Paula Schnepp(Health Center Executive Director), Raul Lizardi-Rivera(civil engineer), and <br /> Elliott Brundage(landscape architecture)appeared. There was a review of the site plans and lengthy discussion. Some of <br /> the key points made: <br /> • Building placed on upper part of site rather than on Route 28 will make it not visible. <br /> • Design Review suggested building would look better if roofs match;too much glass in front seems excessive <br /> • Access off Commercial Street is concern re access. No drop-off at front. <br /> • Handicap parking does not meet requirements. <br /> • Concern about location access to drive aisle to Route 28 lot. <br /> Design Review suggested that Pat White of Building Department set time for applicant, Design Review,Tom Fudala <br /> (Planning)and Greg Taylor(DPW)to meet on July 28th to discuss problems in using back lot for this building site. <br /> Conclusion: Not approved. Pat White to schedule a meeting July 28 for Applicant and Design Review to meet <br /> with Tom Fudala(Town Planner)and Greg Taylor(DPW) to discuss the many issues that are a problem using the <br /> back lot site proposed,which could be dealt with if front lot property were used. <br />
