I
Atlantic Bio Fuels(continued)
Tom Fudala stated that nomanufacturing is allowed in this space at all so they would have to go through
the whole process again if they change the use. Stuart Bornstein said he is not looking to do anything that
would create ill feeling or ill will.
Conclusion: Stuart Bornstein said the Fire Department put it in proper perspective and he will pull
the request.
Precision Pool's Inc/Creative Concepts
52 Mercantile Way
Four one-story contractor warehouse buildings with associated parking, utilities, storm water management
and on-site septic systems.
Matthew Eddy,Baxter Nye Engineering
Matthew Eddy, site owner Tim Kelley, and Brian Gamer appeared for the review. Matthew Eddy said this
is really a continuation of the December 13th meeting, and he presented the revised site plan for the
industrial site and pointed out the revisions made—such as added handicap parking for each unit;
identified areas of outside storage;added Knots locks; and added dumpsters for each unit. On the building
plan the upper floor windows were removed on the 2 front buildings.
Matthew Eddy pointed out that the revisions made were not substantial, just made changes as defined at
the December 13th meeting. The Plans were reviewed and discussed. Following points were addressed:
• Tom O'Hara asked why parking area is gated. Applicant agreed to move the gates from the
parking area.
• Tom also suggested they put a door right next to parking entrance, which would be more
convenient. Following much discussion, applicant agreed to do this.
• Glen Harrington noted the size of the offices and that total square footage was 800 square feet. He
said there was room in the septic system for additional people and suggested they show the office
space as a use on the Title V design flow. They will do this.
• Charlie Maintanis mentioned that zoning doesn't allow open lot storage of junk or salvaged
materials.
• Walter Yarosh requested a note be put on the drawings to the effect that no floor space above the
slab can be built in these units. They will add this note.
• Committee felt the buildings looked top heavy and suggested a horizontal band be added which
could be used for signage. Applicant agreed and said he might use to number the building—for
instance, Building 1,Building 2, etc.
• Charlie said make sure everything is.complete before issuing permits. Applicant could get
temporary occupancy permit if project is done piecemeal.
Matt Eddy said they are now going to the ZBA next for a Special Permit...no variances. Walter Yarosh
asked if they verified the height for extended 16-wheeler. Applicant responded"no". Walter said they
might want to do that since ZBA may question building height being proposed.
Approval of Minutes...The Minutes of December 13,2007 were approved.
'ng adjomlrned a.m.
Gilibern
ecording Secretary
