107 Commercial Street(continued)
• Tom Fudala said eliminating the buffer at the side that NStar owns shouldn't be a problem.
• Drainage...Tom said Town requires natural retentions. They have basins that are not allowed.
Mr. Lizardi-Rivera said then they can do vegetated retentions.
Next Steps
Go to Board of Selectmen then go to ZBA. Just show on the Plan the site plan change—that
is, the lower parking lot proposal.
Catherine Laurent exited the meeting.
64 & 168 Industrial Drive
Assessors Map 88 Parcels 34 and 35
Modifications to existing Special Permit for Expansion of Artisans Showroom
Owners – Mashpee Industrial Realty, LLC
John J. Paulding, Trustees
Care of Keller Co.
Representative – Matthew Eddy
Kevin Kirrane and Matthew Eddy appeared. Mr. Kirrane addressed the Committee explaining that
they've filed 2 applications. They received a special permit to occupy the artisans showroom and in
anticipation of using the rear portion of the building they want to get a jump on this by building a
parking lot on adjacent property owned by someone other than the owner of the building and so they
need a permit to allow use on the adjacent parking lot. Kevin Kirrane said they are working out the
details of the agreement, but they have the approval of the owner to create the parking lot.
Tom Fudala explained that it is likely a proposal will be brought to Town meeting to allow uses to go
in the 1C-Zone and then the entire building could be used for that use. Right now the Artisans
Showroom is using only one side of the building. Tom explained that the 2 applications are...(1) for a
parking lot on a site that is not accessory to something else; and (2) the second application is to allow
the building to use parking on the separate lot.
Matthew Eddy showed the site plan for the parking lot and its location. He said if they do signage,
then they will go through the official review with Design Review on signage; that this is the official
review for the site plan.
• Sheldon Hamblin asked is the building still a wide-open warehouse? Matt Eddy said "yes".
• Rich Stevens asked about diagonal parking...Matt Eddy said you end up with less parking and
sometimes have a safety issue.
• Matt Eddy said they are adding a parking lot and are re-striping current parking area to provide
handicap parking, etc.
• Walter suggested placing a couple of handicap parking spaces in this proposed lot.
• Tom Fudala suggested they seriously look at trying to connect to the other lot. Matt Eddy said
that would get into costly features.
• Rich Stevens asked: When coming to the Building Department will concept be for the whole
building? Kevin Kirrane responded that it will probably be just for the half of the building unless
an applicant comes forward.
3
