i` <br /> i <br /> not be located within twenty-five (25) feet of the front property line or <br /> within five (5) feet of any side or rear property line. <br /> (c) Any outdoor storage of materials shall be properly screened through <br /> fencing or landscaping so it is not visible from off the premises. <br /> D. General Criteria. All permitted or conditional home occupations must meet the following <br /> criteria: <br /> (1) Any home occupation shall not utilize an area greater than 600 square feet. The area <br /> devoted to home occupations may be allocated between the principal building and an <br /> accessory building, but in no case shall the total floor area of the home occupation <br /> exceed 600 square feet. <br /> (2) No dwelling shall be built, altered, furnished, or decorated for the purpose of <br /> conducting the home occupation in such a manner as to change the residential <br /> character and appearance of the dwelling, or in such a manner as to cause the <br /> structure to be recognized as a place where a home occupation is conducted. New <br /> accessory buildings or additions to the existing principal building used for a home <br /> occupation may be allowed provided that they are no larger than 600 square feet. <br /> (3) No signs relating to the home occupation shall be allowed, except for those allowed <br /> under Section 174-54. <br /> (4) No equipment or process shall be used in a home occupation that creates electrical <br /> interference, or noise, dust, vibration, glare, fumes, odors, or other objectionable <br /> effects perceptible outside the premises. In the case of electrical interference, no <br /> equipment or process shall be used which creates visual or audible interference in any <br /> radio or television receiver off the premises. <br /> (5) No traffic shall be generated by a home occupation in significantly greater volume <br /> than would normally be expected in the neighborhood, nor which jeopardizes traffic <br /> safety. <br /> (6) Clients or customers shall not visit the home occupation between the hours of 10:00 <br /> p.m. and 7:00 a.m. unless alternate hours are approved. <br /> (7) The dwelling unit within which the home occupation is conducted shall be the place <br /> of residence of the operator or operators of the home occupation. <br /> (8) Home occupation permits are valid only for the person(s) and use(s) approved and are <br /> nontransferable. If the home occupation is conducted in rental property, the property <br /> owner's legal authorization for the proposed use must be obtained in writing and <br /> submitted as part of the required application materials. <br /> (9) There shall be no storage or use of toxic or hazardous materials, or of flammable or <br /> explosive materials, in excess of normal household quantities. <br />
