The approved landscape, parking and plot plan, which shows landscaping, <br /> parking spaces, traffic flow, ingress and egress from and to Route 28 <br /> and the area of the proposed flea market use shall be followed by the <br /> applicant in all respects and prior to opening for business, the appli- <br /> cant is to notify the Building Inspector in writing, and he will review <br /> the site and authorize applicant, in writing, to open for business if <br /> all conditions contained in the landscape, parking and plot plan and in <br /> this decision, have"been complied with or satisfied. <br /> � . 9 <br /> 2. In lieu of immediate completion of landscaping and other improvements <br /> as shown on the plans, the .petitioner may post a bond with surety <br /> approved by the Board of Appeals or cash surety, in the amount of <br /> $1,000.00 in a form acceptable 'to the Board conditioned upon the <br /> completion of all landscaping not later than three (3) months from the <br /> date of issuance of the occupancy permit by the Building Inspector. <br /> The bond shall be filed with the Board within two (2) weeks of the <br /> issuance of the building permit. When landscaping and the improvements <br /> are completed, as certified in writing by the Building Inspector and <br /> accepted by the Board, the cash surety shall be returned to the Appli- <br /> cant. The cash surety will be held by the Town Treasurer. <br /> 3. The Applicant must comply with all State, County and Town health laws and <br /> municipal by-laws and regulations in the operation of the flea market. <br /> 4. The Board of Selectmen shall, at their discretion, require the appli- <br /> cant to provide a police officer, during the hours of operation, and <br /> at the applicant's expense, to control traffic and parking on the state <br /> layout of Route 28. The Police Officer will control on site parking <br /> and the movement of traffic on and off the premises. <br /> 5. The hours of operation at the Flea Market shall be within 7:00 a.m. <br /> and 9:00 p.m. each day of operation except that vendors may perform <br /> necessary setup work from 6:00 a.m. to 9:00 a.m. <br /> 6. No structures of a permanent nature are to be constructed, erected, or <br /> caused to be placed on the property used in connection with the flea <br /> market. All structures, devices, equipment and other gear placed on <br /> the property for use in connection with the Flea Market are to be <br /> removed at the conclusion of each day's operation. <br /> 7. Up to 25 vehicles may be stored or left on the property between the <br /> hours of 9:00 a.m. and 6:00 a.m. of the following day in an area <br /> located behind Pickwick's Restaurant building as designated on the <br /> site plan. At no time are any vehicles, trailers, campers, tents, <br /> mobile homes, or other similar devices to be used for human habita- <br /> tion or sleeping during the hours of 9:00 p.m. to 6:00 a.m. <br /> 8. All parking shall be on-site. <br /> 9. No music is to be played over loudspeakers. <br /> 10. The petitioner shall conform to and comply with the existing sign code, <br /> with prior approval from the Board of Appeals. <br />
