McCormack TR) - <br />Requests a Variance under Section 7.4 of the Land Space Requirements for <br />permission to vary the front setback and lot coverage requirements in an <br />R-3 zoning district on property located at 57 Tide Run (Map 125, Lot 253) <br />Mashpee, MA. <br />Members sitting: W. Hanrahan, C. Hawver, M. Makunas <br />Jim Pavlik of New Seabury Engineering represented the petition. He <br />said that Conservation had requested that the house be moved forward from <br />the wetlands after the Board of Appeals had approved a Special Permit and <br />Variance setting the house back 40' from street. Conservation had <br />recommended 23' from the street. <br />He is also seeking a variance to increase lot coverage from 20% to <br />24%. Mr. Pavlik said the house was in character with others on street. <br />Barbara Lynch, an abutter, expressed concern on the front setback and <br />size of house. She had a letter from another abutter, John Sokel, who <br />opposed location of the house as did James Rantuccio,'another abutter <br />present. <br />Mr. Makunas moved to take the Petition under advisement and instruct <br />the applicant to go to Conservation for more definitive information on <br />placement of house on lot. Mrs..Hawver seconded. All agreed. <br />Mr. Hanrahan asked that Board of Appeals ask Conservation for their <br />recommendations. Douglas Boyd asked for information on setbacks from <br />water of other houses in area. <br />PATRICK WALSH - (Owner of Record: Thomas F. and Mary A. Concannon) <br />Requests a Variance under Section 7.4 of the Land Space Requirements for <br />permission to vary the side line setback in an R-3 zoning district on <br />property located at 5 Hook Drive (Map 122, Lot 278) Mashpee, MA. <br />Members sitting: W. Hanrahan, C. Hawver, M. Makunas <br />Mr. Walsh explained that he wants to extend a proposed garage by 5' <br />requiring a side line setback of 10'. The house is located on a corner <br />lot requiring 40' setbacks on two sides. Due to the shape of the lot <br />there is no other place to locate the house and garage. <br />Mr. Makunas moved to grant a 5' variance on the southerly side. <br />Ms. Hawver seconded.
