DUBIN TR. - Requests a Special Permit under Section 6.3.D.1 <br />of the Land Use Requirements for permission to construct an office building <br />in an I-1 zoning district on property located at Lot 1, Route 28 (Map 87, <br />Lot 6) Mashpee, MA. <br />BARBARA H. DUBIN TR - Requests a Variance under Section 7.4 of the Land <br />Space Requirements for permission to vary the requirements in an I-1 zoning <br />district on property located at Lot 1, Route 28 (Map 87, Lot 6) Mashpee,MA. <br />Members sitting: W. Hanrahan, C. Hawver, M. Makunas <br />Attorney Richard Dubin represented the petition. He explained that <br />the site is across from Store and Lock on Route 28. The lot is bounded <br />in the rear by a paper road, Whitings Road. He is proposing to build an <br />office building and plans have been approved by the Design Review Board. <br />Mr. Dubin stated that the land has been rezoned to residential but he <br />is protected for 3 years under the previous industrial zoning. He responded <br />to a letter from Town Planner, Thomas Fudula, questioning access to the <br />property. He explained that he will share a driveway with another approved <br />office building to be built on. the adjoining lot. The driveway will be <br />shared by a common driveway agreement. <br />Mr. Makunas moved to grant the Variance of 102'. Ms. Hawver seconded. <br />All agreed. <br />Mr. Makunas moved to grant the Special Permit as requested. Ms. Hawver <br />seconded. All agreed. <br />GEORGE H. TWOMEY (Owner of record: South Cape Industrial Park) <br />Requests a Special Permit under .Section 6.3.G of the Land Use Requirements <br />for permission to construct a storage building in an I-1 zoning district <br />on property located at 33 Industrial Drive (Map 88, Lot 33) Mashpee, MA. <br />,VN lnlrn C H <br />Mr. Twomey stated that he was applying for a Special Permit to build <br />two buildings which would be used for storage. 'Alan Industries is one of <br />the potential tenants. He presented revised plans with additional land- <br />scaping as requested by the Design Review Board. <br />Elias A. McQuaid of the Board of Health spoke of the concerns of the <br />Board. He said the location is in the recharge area and no hazardous <br />wastes should be stored in these buildings. If Alan Industries leased <br />a building they should be prohibited from making oil changes on trucks, <br />laundering table linens and napkins, washing tents or vehicles and <br />buildings should not be permitted to have floor drains. He said Mr. Twomey <br />had agreed to put in MDC type floor drains. He explained that the Board of <br />Health would have difficulty enforcing regulations unless they were included <br />in the Special Permit. <br />Mr. Makunas motioned to grant the Special Permit subject to the Board <br />of Health restrictions. Mrs. Hawver seconded. All agreed. <br />
