Board of Appeals Minutes - June 26, 1996 3. <br /> Monogram Properties Inc. - Request a Variance from Section 174-31 of the Zoning By- <br /> laws for permission to vary the setback requirements on property located in an R-3 zoning <br /> district at 23 Spoondrift Way (Map 111, Block 133)Mashpee, MA. (Owner of record: <br /> William A. and Rosemary R. Chelio). <br /> Members sitting: E. Govoni, J. Regan, R. Nelson <br /> Engineer Edward Stone represented the applicant and informed the Board that the subject <br /> property was outside of the cluster zoning area of New Seabury and was impacted by <br /> proximity to the wetlands. Mr. Hauck said the R-75 zoning required sideline setbacks of <br /> 7.5' and 20' in front but that he did not ordinarily grant a permit on the minimum zoning. <br /> He said the proposed house would have a 22' front setback and 14' side setback. Gordon <br /> Penman, an abutter, was concerned about screening from his property since this house <br /> would be closer to his street. <br /> Mr. Govoni said the property needed a Variance since house will be less than 50' from <br /> wetlands but did not need the front and sideline setbacks. <br /> He moved to grant a Variance on the south side of the house on the east comer of 4 feet <br /> and on the west comer of 10 feet from the wetlands. The Variance will be conditioned <br /> that a green fence of shrubbery be installed on the lot line with Mr. Penman's house. Mr. <br /> Nelson seconded. All agreed. <br /> Daniele -Mr. Daniele requested that the hearing be continued to the next meeting since his <br /> attorney was not present. Mr. Govoni stated that it would be necessary to have a 60 day <br /> extension in the hearing calendar and Mr. Daniele signed the extension. Mr. Govoni <br /> moved to grant the extension. Mr. Regan seconded. All agreed. <br /> Michael J. and Andrea L. Yanoff-Request a Variance from Section 174-25.I.9 of the <br /> Zoning By-laws for permission to exceed the 70 foot length limit for docks and <br /> boardwalks on property located in an R-3 zoning district at 18 Wheelhouse Lane(Map <br /> 120, Block 158)Mashpee, MA. <br /> Michael J. and Andrea L. Yanoff-Request a Special Permit under Section 174-25.I.9 of <br /> the Zoning By-laws for permission to construct a 220 foot boardwalk and 99 foot dock, <br /> ramp and float on Great River on property located in an R-3 zoning district at 18 <br /> Wheelhouse Lane(Map 120,Block 158) Mashpee, MA. The proposed dock will be <br /> shared with the adjacent lot at 24 Wheelhouse Lane (Map 120,Block 161)Mashpee,MA. <br /> Members sitting: E. Govoni, J. Regan,R. Nelson <br />
