I� <br /> termined that there is a need within the Town of <br /> Mashpee for Planned Retirement Communities which <br /> would be designed to meet the special needs and habits <br /> of older people, with sufficient safe-guards to guaran- <br /> tee the proper maintenance of the Planned Retire- <br /> ment Community upon its completion, therefore: <br /> A Planned Retirement Community (hereinafter some- <br /> times called a "PRC") is hereby defined as a self-con- <br /> tained retirement community constructed expressly for <br /> use by the elderly and which has a minimum age re- <br /> quirement for residency of at least fifty-five (55) years. <br /> Any provisions of Section 7 of this By-Law to the con- <br /> trary notwithstanding, a Planned Retirement Com- <br /> munity shall be allowed in R-1 and R-2 zoning districts <br /> in accordance with the following procedures and <br /> standards. <br /> 9.51 Site Eligibility — A PRC may only be developed on one <br /> or more lots of land having a contiguous minimum <br /> total area of 150 acres. For this purpose a lot shall be <br /> deemed to be contiguous to another lot if separated <br /> only by a public or private street or right of way, or <br /> by open space to be used in common by residents of <br /> the PRC. Any lot which is contiguous to a PRC for <br /> which approval hereunder has been obtained may be <br /> developed as a part of the PRC, and shall be subject to <br /> the restriction of this Section 9.5 as if said lot were <br /> originally part of the lot comprising the PRC as to <br /> which approval was granted. <br /> 9.52 Density. <br /> 9.521 The total number of dwelling units permitted in <br /> a PRC shall not exceed the total number of acres <br /> contained within the perimeter boundary lines <br /> of the PRC, as shown on the Master Site Develop- <br /> ment Plan, multiplied by six. Each dwelling unit <br /> shall contain not more than two (2) bedrooms <br /> and shall be for the accommodation of only one <br /> family. <br /> 9.522 In determining the total area to be used in mak- <br /> ing the above computation, not more than ten <br /> i <br /> (10) per cent of any land comprising the parcel <br /> subject to seasonal and periodic flooding shall <br /> be included nor shall any area covered by tidal <br /> water, pond, lake, stream or river be included. <br /> 9.523 In addition to the aforesaid residential building <br /> 35 <br />
