MINUTES September 28, 1988 - 3 - BOARD OF APPEALS <br />• <br />George A. Harris (cont.) <br />Mr. Harris presented plans to the Board showing the addition of a 12' <br />x 16' deck at the rear of property. - <br />Mr. Hanrahan motioned to approve. Mrs. Hawver seconded. All agreed. <br />Larry Nickulas seeks a modification of an existing Special Permit No. <br />SP -87-05-053. Board of Appeals has authority specifically to modify Condition <br />No. 2 of said Special Permit by allowing a road connection into the proposed <br />subdivision in Sandwich, located North of the existing cul-de-sac in an <br />R-3 Zoning District at Map 2, Parcels 118 and 127 off of Pimlico Pond Road <br />and John Ewer Road (Map 2, Loot 118, 127) Mashpee, MA. <br />Members sitting: W. Hanrahan, E. Govoni, C. Hawver <br />Attorney Michael Ford, representing Mr. Nickulas, requested permission <br />to withdraw the petition without prejudice. <br />Mr. Hanrahan moved to accept the withdrawal without prejudice. Mr. <br />Halpern seconded. All agreed. <br />• Priscilla Ojala (Owner of record: Paul and Priscilla Ojala) Request <br />a Special Permit under Section 5.1 of the Land use Requirements to change, <br />intensify, extend or enlarge a non -conforming structure located at Lot 3 <br />Pine Avenue (Map 123 -Lot 36), Mashpee, MA. <br />Attorney Frederick Grosser represented this petition. He explained <br />that the property is a non -conforming structure in disrepair with a faulty <br />foundation. Mrs. Ojala plans to rebuild the cottage.and lot coverage will <br />be approximately the same as present. Abutters present were in favor of <br />the petition. <br />Mr. Hanrahan moved to grant the special permit. Mr. Govoni seconded. <br />All agreed. <br />Robert and Stella Marsters - Request a Variance under Section 7.4 of <br />the land Use Requirements for permission to vary the set back in an R-3 <br />zoning district on property located at 74 Lakewood Drive (Map 28, Lot 40) <br />Mashpee, MA. <br />Members sitting: W. Hanrahan, R. Halpern and E. Govoni <br />Mr. Marsters presented plans showing a 14' x 24' proposed family room <br />addition which will replace a 12' x 14' deck. <br />Mr. Hanrahan moved to grant a sideline setback variance of 3 feet and <br />• reduce the sideline setback from 15 feet to 12 feet. Mr. Halpern seconded. <br />All agreed. <br />
