Board of Appeals - Minutes October 26, 1988 Page 3. <br />• SGFS Variance (cont) <br />Mr. David Siniki was in attendance representing these applications. <br />Mr. Eli Harai, an abutter, was present and had no objections. <br />Mr. Siniki presented plans of a proposed office building which had <br />been approved by the Architectural Review Committee. He explained that <br />the applicant is requesting the Variance to increase the parking coverage <br />on the lot from 30% to 432. The additional 13% is necessary to provide <br />access to the rear of the building and it may be covered with gravel rather <br />than asphalt. <br />Mr. Halpern said that the Water District had written to the Board and <br />had no objection to the increase in the parking area. <br />Mr. Makunas motioned to grant a Variance to increase the parking coverage <br />on the lot from 30% to 43% and that the parking area could be paved in the <br />future with the permission of the Water District. Mr. Govoni seconded. <br />All agreed. <br />SGFS Special Permit <br />grant a <br />Mr. Makunas motioned to / Special Permit to construct an office building <br />in an I-1 zoning district subject to the review of the bids on landscaping <br />costs and posting of a bond for the landscaping. Mr. Govoni seconded. All <br />• agreed. <br />Ronald Ames - Requests a Special Permit under Section 5.1 of the Zoning <br />by-laws for permission to change, intensify, extend or enlarge a pre-existing <br />structure in an R-3 zoning district on property located at 27 Bayview Road <br />(Map 119, Lot 121) Mashpee, MA. <br />Attorney Robert Lawless was in attendance representing the applicant. <br />Mr. Lawless presented plans showing the addition of a second story to a <br />single level home. Mr. John Oliver, an abutter, was present and had no <br />objection to the addition. He stated that the proposed plans were in <br />keeping with the neighborhood and would be an improvement. <br />Mr. Makunas motioned that the Board grant the request for a Special <br />Permit to b uild the addition on a non -conforming lot based on the use of <br />the signed certified plans as a reference. Mr. Govoni seconded. All agreed. <br />Gerald S. Epstein - Requests a variance under Section 7.7 of the Land Space <br />Requirements and Section 11 C of the ACEC Requirements for permission to <br />add two deck additions to an existing deck in an R-3 zoning district on <br />property located at 4 Wheelhouse Lane (Map 120, Lot 155) Mashpee, MA. <br />Members sitting: Michael Makunas, E. Govoni, R. Halpern <br />Mr. Jim Pavlik and Mr. Jack Brown of New Seabury Engineering were in <br />• attendance representing the applicant. <br />Mr. Pavlik presented plot plans of the area and stated that he had <br />applied for a Variance under Section 11C of the ACEC Requirements and now <br />understood this was not necessary since lot was not included in ACEC district. <br />
