-7- <br /> S943-124 <br /> Notice of Intent filed by Bruce Fulton <br /> Lot 61 Keel Way, Mashpee <br /> Pauline: Reads Notice of Intent. Bruce Fulton plans to build a house on Lot 61 , Keel <br /> Way, within 100 feet of Great River in accordance with plans on file with the commission. <br /> Bruce, do you want to present this to us. You called me and asked about a deck and I <br /> told you to bring in a revised plan. <br /> Bruce: Yes. There is a conservation easement but it varies around. <br /> Pauline: There is 20 feet and 50 feet and 100 feet in the wetland area. <br /> Bruce: I just propose that I would like to build a single family dwelling on Lot 61. <br /> Referring to the plan, the closest part to the water is the deck which is 77 feet. The <br /> deck is 10 feet wide, so it would be 87 feet to the corner of the house. <br /> Pauline: Is that mean high or mean low that you are talking about? <br /> Bruce: That is at high tide; at low it would be greater. The septic is in the front of <br /> the house. I do not have the distance there, but I am sure it is over 100 feet. (Measures <br /> with ruler) We measure 160 feet from mean high tide to the leaching part of the septic <br /> system. The frontpart of the house looks like about 117 feet from water. It is 32 feet <br /> wide. <br /> Pauline: Charles, is the required setback on the septic 10 feet from the front line? <br /> Charless Ten feet from the front= 10 feet from the side. <br /> Pauline: This is why I am going to ask why you could not move the house forward and still <br /> keep within the 15. <br /> Dorothy: Towards the street? <br /> Pauline: ' Right, towards Keel Way. <br /> Bruce: I could put it towards the street. I just would have liked to have seen a nice <br /> drive in getting the house off the road. <br /> Pauline: We are more concerned about the wetlands instead of the driveway. I would advise <br /> you to move the house forward and bring that septic, still coming under Title V, up to a- <br /> bout 10 feet from the street front line. There is a conservation restriction in there. <br /> Charles: ' The only difficulty there is that I think this lot comes in on both sides. <br /> Bruce: Theoretically I could move the house back 15 feet. <br /> Pauline: Fifteen feet would be much better. <br /> Charles: You can't go more than 15 feet because your house is not in scale. <br /> Pauline: I would recommend that you do that because of that conservation restriction. <br /> Bruce: I have 98 feet that I can use. <br />
