DRAFT FOR REVIEW AND COMMENT <br /> + Interior Alterations <br /> • Storm windows and doors, screen windows and doors. <br /> • Removal, replacement or installation of gutters and downspouts. <br /> • Removal, replacement or installation of window and door shutters. <br /> • Accessory buildings of less than 100 square feet of floor area. <br /> • Removal of substitute siding. <br /> • Alterations not visible from a public way. <br /> + Ordinary maintenance and repair of architectural features that match the existing <br /> conditions including materials, design and dimensions. <br /> • Reconstruction, substantially similar in exterior design, of a building, damaged or <br /> destroyed by fire, storm or other disaster, provided such reconstruction is begun <br /> within one year thereafter and carried forward with due diligence. <br /> PROCEDURES FOR THE REVIEW OF MINOR ALTERATIONS <br /> The following minor alterations require the submittal of an application for an advisory <br /> review by the Commission or its delegate thereof. <br /> • . Accessibility Improvements including ramps, rails, walkways and mechanical <br /> equipment associated with exterior architectural barriers subject to the.extent <br /> possible under MGL 40A and other applicable state or federal laws. <br /> • Substitute siding <br /> • Removal of architectural trim <br /> • Replacement of Windows and Doors <br /> In reviewing the application for a minor alteration, the Commission or its delegate thereof <br /> may determine that the alteration is compatible with the design guidelines. If so, the <br /> Commission or its delegate thereof may issue a Certif cate to Alter. <br /> In reviewing the application, the Commission or its delegate thereof may determine that <br /> the alteration is not compatible with the design guidelines. The Commission may decide <br /> to grant the Certificate to Alter with advisory recommendations on how the project could <br /> be compatible with the design guidelines. Likewise,the Commission may decide to <br /> withhold the Certificate to Alter following a public hearing. At least seven days'before <br /> said public hearing, public notice shall be given by posting in a conspicuous place in <br /> Town Hall. Such notice shall identify the time, place and purpose of the public hearing. <br /> Concurrently, a copy of said public notice shall be mailed to the applicant, to the owners <br /> of all adjoining properties and of other properties deemed by the Commission to be <br /> materially affected thereby all as they appear on the most recent applicable tax list. <br /> Following the public hearing, the Commission shall determine whether the proposed <br /> alteration adequately meets the design guidelines and the purpose of this bylaw. <br /> Within forty-five days after the filing of an application for a Certificate, or within such <br /> further time as the applicant may allow in writing, the Commission shall issue a <br /> Certificate to Alter. <br /> PROCEDURES FOR THE REVIEW OF MAJOR ALTERATIONS <br /> The following major alterations require the submittal of an application for a regulatory <br /> 9/7/2006 4 <br />
