Town of Mashpee <br />Historic District Commission <br />Minutes of Meeting <br />October 15, 2008 <br />Roll Call: <br />Present: Chairman Lee Gurney, Earl Mills, Marian Spencer, Mike Robbins <br />Absent: Joe Mullin, Wayne Picard <br />Also Present: Town Planner Tom Fudala <br />The meeting was called to order with a quorum at 4:50 p.m. by Chairman Lee Gurney. <br />Public Hearing: <br />Certificate of Appropriateness <br />Applicant: Mashpee 130 Shoppes, Inc. <br />Location: 470 Main Street <br />Request: Addition of two new buildings and remodel commercial building <br />Chairman Gurney read the public hearing notice for Mashpee 130 Shoppes, Inc. The notice was <br />mailed to property abutters but no members of the public were in attendance. Ann Sobolewski, <br />Bill Hulbig and Ron Welch appeared to present the 470 Main Street project. <br />Ms. Sobolewski summarized the three building project as renovating the first building that faces <br />Route 130 and demolishing the two buildings located in the back. The building inspector <br />examined each of the buildings and determined that the two buildings in back were unsafe. The <br />Board of Appeals has issued a permit that will allow the demolition and rebuilding of the two <br />structures on the same footprint. Regarding the main building in the front, there are a number of <br />conflicting roof lines as well as roof damage. The architecture of the existing buildings lacks <br />uniformity and cohesiveness featuring a variety of siding styles, windows and porches. The goal <br />of the project would be to create a more uniform look Structure usage will include specialty <br />retail shops and offices. The plan will eliminate two of the three existing roadways, creating one <br />entrance and one exit. <br />Landscaping- This project will include extensive landscaping. The current landscaping has <br />been determined to consist of invasive plants so the plans include adding new trees, flowers, <br />grass strip and meandering sidewalk. A revised site plan and landscaping plan were submitted <br />today based on recommendations from the Planning Board. Among the revisions is the addition <br />of a walkway to access the sidewalk from Ashumet Rd., as well as the addition of light poles and <br />signs. Mr. Fudula indicated that there appeared to be a discrepancy between the landscaping <br />plan and the engineering plan regarding the sidewalk. Ms. Sobolewski indicated that the correct <br />plan was updated on August 11 and a note reflects the intent of adding the sidewalk as depicted <br />in the landscape plan. <br />Siding -The applicant proposes to use white cedar shakes throughout all the buildings for better <br />uniformity. <br />Roof -The applicant has selected an architect style Harvard slate roof shingle. <br />
