TOWN OF MASHPEE PLANNING BOARD <br /> Minutes of Meeting <br /> November 15, 1972 <br /> The meeting was brought to order at 8:00 P.M. The following members were <br /> Present: Mr. Marsters, Mr. Lehmann, and Mr. Delaney. <br /> - - - - - - - - - - - - - - - - - - - - - - - - - - - - - <br /> The Planning Board conducted a hearing on the revision of by-laws and the <br /> following corrections were taken under advisement. <br /> 1. Reduce density of multi-family dwellings by requiring that half the area be <br /> used for single family dwellings (detached single family homes) . <br /> 2. No definite stand on bogs. <br /> 3. After 3b add: Garden Apartments-no less than 4 or more than 8 units per <br /> structure. <br /> - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - <br /> Mr. Holmes appeared before the Board to give his report on the following <br /> subdivisions: David Nivens, Jonathan Fitch, Mr. Condon, and Cotuit Corners. <br /> Mr. Holmes presented a plan that showed the necessary corrections for the drain- <br /> age problems at Mr. Nivens subdivision. Mr. Holmes will make a final inspection <br /> when the necessary work is completed. <br /> Mr. Holmes gave the following report on the subdivision owned by Jonathan <br /> Fitch: <br /> 1. No Signs (money has been sent to the Highway Department) . <br /> 2. Strike item 2. <br /> 3. Radi of pavement at road intersection too short. <br /> 4. Two concrete bounds missing. <br /> 5. None of catch basins have connector pipes . <br /> The Board decided to connect 2 of the basins and any future basins. <br /> - - - -- - - - - - - - - - - - - - - - - - - - - - - - - - - - - <br /> Mr. Holmes presented a letter to the Board with the defects Which were <br /> agreed to by Mr. Condon. The Board agreed that Mr. Condon could submit a bond <br /> at the rate of $1.50 a road foot for his loaming and seeding. <br /> - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - <br /> Mr. James Smith of the Massasoit Realty Trust submitted a plan for a <br /> condominium for the Board's recommendations. The Board made the following <br /> comments: <br /> 1. Building restricted to no more than 8 units. <br /> 2. Dens will be considered bedrooms. <br /> Third story units will be eliminated. <br /> 4. Any buildings should be at least 100 feet from the road. <br /> The Board recommended that the density should be reduced to 5. <br />
