The Chair reported that the Town Planner agreed it <br /> would be better to allow RFP respondents to identify the appropriate number of bedrooms or <br /> units, and then the Town could decide whether or not they approve of the number. Mr. Isbitz <br /> suggested that there could be an environmental consideration, but it seemed that the Town <br /> Planner should be involved with reviewing the appropriate number of units. Mr. Johnson will <br /> inquire with Habitat for Humanity as to whether projects were considered by bedrooms or by <br /> units. The Chair learned from Mr. Fudala that every 10,000 square feet of land allowed for one <br /> bedroom. Mr. Isbitz reiterated that the feasibility study should assess the appropriate number of <br /> bedrooms or units prior to considering any limitations. Mr. Isbitz also suggested a presentation <br /> from the authors of the RFP to gain a better understanding of limitations or bedroom counts. <br /> Chairman Abbott also reported that discussion had opened regarding Town tax-taking land <br /> available for sale. Selectman Richardson confirmed that there was an effort to categorize Town <br /> lands in five or six categories, such as conservation, affordable housing, parks, recreation and <br /> access, before being officially designated. Selectman Richardson confirmed that categorizing <br /> was a work in progress but that there would be public hearings regarding the parcels. As a <br /> member, Mr. Johnson inquired whether the Land Group was working on categorizing the <br /> parcels, and Selectman Richardson responded that it was being addressed internally and that Mr. <br /> Fudala was involved. Mr. Isbitz noted that the Affordable Housing Committee would be <br /> interested in commenting. <br /> NEW BUSINESS <br /> Numbers for Bridges of Epoch <br /> The Chair announced that 6 units had been identified as affordable at the Bridges of Epoch <br /> Memory Care Facility, as required by the Cape Cod Commission. Mr. Johnson inquired whether <br /> they could be part of the affordable housing count as it was a medical care unit. Mr. Isbitz noted <br /> that it would need to be deed restricted as affordable. Chairman Abbott stated that he would <br /> follow up with Falmouth Atrium to see whether their units were counted as affordable, and also <br /> follow up directly with Bridges. <br /> EDUCATION/MARKETING <br /> Possible Partnering with Falmouth <br /> Chairman Abbott suggested contacting Falmouth about collaborating in the future and offered to <br /> inquire further to see if there would be any interest. <br /> WAMPANOAG TRIBE UPDATE <br /> Status of Housing Project <br /> Ms. Stone reported that the utilities were in place and that they were still working on identifying <br /> funding for the project. Ms. Stone believed that the project would be 40B and count towards <br /> Mashpee's overall affordable housing count, which would require two to three rounds of funding <br /> consideration. Ms. Stone described available Indian Housing Programs that may be utilized, <br /> including Section 184 from HUD which provided a no down payment/first time <br /> homebuyer/homeownership program. The Tribe has considered purchasing the unit and then <br /> leasing the unit to the homeowner and Ms. Stone indicated that she would inquire whether it may <br /> be used toward Mashpee's affordable housing count. Title 6, a 95%guaranteed loan, is another <br /> program they may be pursuing. Ms. Stone reported that the Tribe hoped to build 52 units, <br /> 3 <br />
