Recommendation for-use of Construction Manaaer at Risk(continued) <br /> Catherine provided a sheet showing comparison notes of General Contractor(GC)vs. <br /> Construction Manager at Risk(CMR); and the benefits to hiring a Construction Manager at Risk <br /> (CMR). Highlights of some of the benefits included the following: <br /> • CMR brought on board now; helps with coordinating of the project right from the <br /> beginning rather than after Plans are finalized. <br /> • CMR hired on qualification basis, rather than strictly low bid. <br /> • CMR involved in hiring subcontractors. Steve Cook said some subcontractors will not <br /> work with certain general contractors (GQ and that has an impact. <br /> • Because of complexity of this project, this would be a huge benefit since CMR could help <br /> with coordination. <br /> • Would reduce the schedule and speed-up the whole process. Steve Cook commented that <br /> as a for instance the windows could be ordered a month earlier than if you have to wait <br /> until bringing on the GC. <br /> • Tom O'Neill said CMR is definitely looking out for the Town and understandably they <br /> are going to attract quality and get people who will deliver. <br /> • Geoff Gorman said he likes that the CMR is involved right from the beginning rather <br /> than afterwards and as such is part of the team. <br /> Steve Cook advised that the Board of Selectmen needs a recommendation from PCC and needs a <br /> recommendation from the School Committee on this matter for their September I 11h Board <br /> meeting. <br /> Steve mentioned that he thinks the architect has offered good ideas and options on the process <br /> for the project. Geoff questioned why the architect does that and not the OPM. Catherine <br /> responded that the OPM is the one to organize the project flow of operation; and the architect has <br /> a better understanding of the order which the construction has to be completed and how much <br /> can be realistically done. <br /> Patty DeBoer said they are going to power wash a section of the bricks so that they can match <br /> window colors better. Steve Cook added also that will aid in the cap matches too. <br /> Conclusion...Motion: Joe Brait motioned to notify the Board of Selectmen that the Planning <br /> and Construction Board approves using the Construction Manager at Risk for the Quashnet <br /> School Windows Replacement Project. Tom O'Neill seconded this motion. <br /> Vote: 4 Yes. Unanimous. <br /> Geoffrey Gorman,yes. Tom O'Neill, yes. <br /> Joe Brait, yes. Steve Cook, yes. <br /> Approval of proprietary items �access control-, lock cylinders) <br /> Catherine said currently all the schools have a standard keying security system within the <br /> buildings and the other system is access control system for the external doors. For the access <br /> control system a coder or fob grants access. It is the same system throughout the town. <br /> Catherine requested approval for Removable Lock Cylinder and Access Control System be <br /> proprietary security items for Quashnet School Windows/Roof project. <br />
