Minutes of Meeting of <br /> Mashpee Plan Review Committee <br /> Held Thursday, .lune 8, 2417 <br /> Mashpee Town Hall Popponesset Meeting Room <br /> Plan Review Members Present: <br /> Michael Mendoza , Building Commissioner <br /> Catherine Laurent, DPW Director <br /> Veronica Warden, Assistant Health Agent <br /> Tom Fudala, Town Planner <br /> Rodney Collins, Town Manager <br /> Michael Mendoza called the meeting to order at 9:01 a.m. <br /> 73 Mercantile Way <br /> Richard McCracken <br /> Requests a 15-Unit boat storage facility with outside <br /> Gravel boat storage area <br /> Representative – Matthew Eddy, Baxter Nye Engineering <br /> Matthew Eddy of Baxter Engineering addressed the meeting and he introduced Richard McCracken <br /> and Joao Junqueira. Matt Eddy referred to the Site Plan. <br /> • Site is in industrial zone and is being proposed as a boat storage facility. <br /> • Identified surrounding properties. <br /> • Existing lot is undeveloped--fully wooded. <br /> • Existing utilities—public water; power. <br /> • Boat storage unit proposal is a single structure with 15 storage units. Also providing for 15 <br /> boat storage outside at northeasterly side of the property. <br /> • 75' setback from both Mercantile Way and Great Hay Road has been met. <br /> • Back of building faces the cemetery. <br /> • Building well under allowable lot coverage. <br /> • Entrance at side of lot; access via Mercantile Way. <br /> • Fire Department access is provided; also allowed for maneuverability for boats on tractor <br /> trailer. <br /> • Zoning requires 5 parking spaces. Applicant providing 5 spaces that are being striped and <br /> also providing additional parking at each unit at each overhead door to be striped and signed. <br /> Also providing 1 handicap parking space appropriately striped and signed. <br /> • Identified fenced-in dumpster area, which is well screened from Mercantile Way. <br /> • Utilities--proposing 2 storm water management areas following DEP storm water policy and <br /> Mashpee Zoning ordinance; and providing 4 bays for pre-treatment and storm water <br /> management for volume control. <br /> • Existing transformer on the site. <br /> • Building will be sprinkled. <br /> No natural gas brought to the building. <br /> Will provide industrial wastewater holding tank and will go through the process with DEP and <br /> Mashpee Board of Health. <br /> Septic system is designed for this usage--640 gallons/day as required by Mashpee. <br />
