<br /> <br />73 Mercantile Way (continued) <br /> <br />Matt Eddy then reviewed the Building Plan. He said it is a metal building; 15 storage units; public <br />bathrooms; and sprinkler/mechanical room. Matt Eddy said the floor plan is very general and the final <br />Plan will be provided to show full Plan to meet all requirements. <br /> <br />Committee Comments <br /> <br />DPW <br /> <br />Catherine Laurent asked about exterior lighting at the side of the building next to the cemetery. Matt <br />Eddy responded there will be no lighting, other than lighting required by the Fire Department. Mike <br />Mendoza noted that sometimes Police Department requires security/safety lighting so they should <br />check with the Police Department. Matt Eddy will check and if required wall pack on the building <br />would be used and light would not be off the property. <br /> <br />Catherine questioned water going on road at the southeast corner of the building. Matt Eddy said no <br />wash out on the road. <br /> <br />Catherine said if garage storage is “condo” and outside storage is rented, who will be responsible for <br />overall maintenance of the property. Richard McCracken said the outside area will be a separate <br />condominium unit that he will own and he will operate subject to the terms of the condo association. <br />Catherine said so what about maintenance of the outside neatness, drainage, etc., will that be spelled <br />out in the condo documents. Applicant responded “yes”. Joao Junqueira said they do drainage <br />maintenance once a year, etc. and that will be done here. <br /> <br />Planning <br /> <br />Tom Fudala asked if fencing will go around the outside storage area. Applicant responded “not at this <br />time”. <br /> <br />Tom noted that the outside boat storage area is all gravel and normally Town requires parking areas <br />be paved. Tom Fudala voiced concern about fuel leaks from the boats. <br /> <br />Tom asked how the storage would operate—would it be “bring your own boat”, or professionally <br />managed. Richard McCracken answered that if the owner has own trailer, they can bring the boat in <br />but he suspects the majority to be professionally brought in. Tom Fudala explained that operation <br />has to do with zoning—if it’s self-storage facility or if applicant doing all the storing, then it’s a <br />wholesale facility. Applicant said Attorney Kevin Kirrane has filed an application with ZBA on the <br />general storage aspect. <br /> <br />Tom asked about on-site management. Richard McCracken said not anticipated but during peak <br />times if it warrants an on-site person then they will have someone. He said that will be part of the <br />condo association. Richard explained that people will buy the units and it will operate as a condo. <br /> <br />Tom Fudala said Utility Plan shows a rinse area but no water line is shown on the Plan. Matt Eddy <br />said there is no water line, they are using a hose from the building. Tom asked if they could have <br />rinse area be a paved area. Applicant said they could pave the rinse area. <br /> 2 <br /> <br />
