Committee Comments (continued)
Tom asked about having a gate across the loading gate area. Jeffrey Gannon said too tight right now
to do this.
After hearing Glen Harrington's comments, Tom instructed Matt to make the outdoor seating change
to the Plan before going to Planning Board meeting.
At back of building it is marked as "exit", but should be marked as egress.
Catherine Laurent asked whether there is a separate compactor for recycling. Matt said there is only
one compactor. Kathy Johnson added that typically some tenants will have a large area in the back
where they package recyclables and have someone pick them up. She said she will confirm with the
tenant what they plan to do.
Catherine stated that with Joy Street reconfiguration, if a pedestrian parks in the new "G" parking
area, how will they maneuver getting around the restaurant wall area? Catherine said they would
have to walk in the street. Matt Eddy said you are "correct" and Glen Harrington has explained to me
that he was concerned about pedestrian traffic and the outside seating area. Matt said they are
thinking about moving reduced seating and that the wall could be pushed back.
Catherine noted that on one side of Joy Street it looks as though the lighting post has been removed
and she questions whether there will be enough lighting. Matt said they will run a photometric Plan to
be sure the lighting provided is enough for both sides, but if lighting needed, they will use wall packs.
Glen Harrington...
Since Glen not present at this meeting, Mike Mendoza read Glen's comments that:
• Home Goods would require a retail food permit if they plan to sell packaged goods,
• The narrowing of the street will eliminate the possibility for the use of outdoor seating at the
restaurant formerly known as Oak & Ember.
Jack Phelan asked about the sprinkler system. Matt said it will be tied to the current system.
Jack Phelan advised that a sprinkler inside is usually placed within the space near the compactor. He
suggested they talk to their Fire Engineer. Kathy said they will do so.
Jack inquired about their fire alarm...they said it is separate from Roche Bros.
CONCLUSION:
Motion: Catherine Laurent motioned Plan Review recommends approval to the Planning Board with
the revision at the corner of Joy Street and South Street as discussed; review of lighting on the Home
Goods side of Joy Street; and the provision for recycling.
Vote: 5-Yes. Unanimous.
Roll Call Vote:
Scott Carline, yes. Tom Fudala, yes
Catherine Laurent, yes Michael Mendoza, yes
John Phelan, yes
3
