Minutes of Meeting of <br /> Mashpee Plan Review Committee <br /> Held Tuesday, October 18, 2016 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Plan Review Members Present: <br /> Michael Mendoza , Building Commissioner <br /> Rodney Collins, Town Manager <br /> Tom Fudala, Town Planner <br /> Andrew McManus, Conservation Agent <br /> Glen Harrington, Health Agent <br /> John Phelan, Deputy Fire Chief <br /> Catherine Laurent, DPW Director <br /> Michael Mendoza called the meeting to order at 9:04 a.m. <br /> 6 Falmouth road (Route 28) <br /> Santuit Inn <br /> Informal discussion <br /> Proposed Mixed use: existing Motel with proposed <br /> Restaurant/Retail Use (2,200 square feet) <br /> Representative — Raul Lizardi-Rivera, P.E. <br /> Raul Lizardi-Rivera (engineer) and Peter Menounos (owner) were present. Raul said they appeared <br /> 2 years ago with a similar project, but that was for retail/apartments. He said after feedback they <br /> received from the meeting 2 years ago, they are now here to get feedback on a restaurant or retail or <br /> combination of the two. Paul explained the Site Plan of the current motel site and the changes they <br /> are thinking of making to accommodate restaurant/retail project. <br /> • Proposing a building of approximately 2, 200 square feet that would be set back from Route <br /> 28. <br /> • Move 4 parking spots from back to front of property. <br /> • Close southern driveway and re-open road at side of the motel. <br /> • Front grade same as existing. <br /> • Raul said this building would be in Commercial C-2 district, however, this statement was <br /> questioned by members of the Committee. <br /> • Building a restaurant and retail use is allowed with Special Permit. <br /> • Septic system treatment systems there currently and they are enhanced septic systems. <br /> • Lot size approximately 90,440 square feet. <br /> • Showed area where they used to have a pool that is no longer in existence. <br /> • All run-off goes to low point of site. Area is completely wooded. <br /> • Site has one irrigation well for sprinkler system. Glen said they would have to maintain a 25 <br /> foot radius on that. <br />
