Committee Comments
Andrew McManus asked if any natural heritage restrictions in the area. Raul responded "no".
Glen Harrington
• Questioned that this site is in Zone Il; Glen said it is not on updated 2012 maps. Raul said he
would recheck this point.
• Glen said if in Zone ll, then how do you propose a 60-seat restaurant when flow would only be
about 900 gallons/day—how would you add flow over your nitrogen system? Raul said it
would have to be a denite system. Glen stated it would have to be a denite system for
additional treatment just because of the 600 gallons/day flow. Not enough flow for nitrogen
loading.
• Glen suggested they look into paper/plastic use only. He said once commercial food service,
then you are looking at restrictions for that.
• Glen said food permitting restrictions can be discussed later; septic really key now for Board of
Health.
Tom Fudala
• Tom asked about gross area of Motel now. Raul said footprint is about 8,300 square feet.
Tom said with restaurant then it would probably be over 10,000 square feet and would have to
go to Cape Cod Commission. Tom suggested they check with Cape Cod Commission.
• Would go to Planning Board, not ZBA.
• Parking at front of building not allowed. Plus parking within 50 foot buffer goes against By-
Law.
• Tom suggested it might be better over-all to look for a set-back variance.
• Tom suggested building entrance could be on other side of building so people don't have to
walk around building to enter.
+ Tom noted site is definitely not in a Mashpee Zone 11.
• Tom said given mixed use, they may want to use commercial center By-Law. Under that By-
Law, the Planning Board has flexibility with building set backs.
Approval of Minutes
Catherine Laurent motioned to approve the Minutes of Plan Review Committee Meeting of
September 20, 2016; Andrew McManus seconded the motion; and the motion was passed, with
Michael Mendoza abstaining.
Glen Harrington motioned to approve the Minutes of Plan Review Committee Meeting of October 4,
2016 as amended; Tom Fudala seconded the motion; and the motion was passed, with Rodney
Collins, Catherine Laurent, and John Phelan abstaining.
2
