MASHPEE ZONING BOARD OF APPEALS <br />MEETING MINUTES <br />JANUARY 25, 2017 <br />He said it should be 25 ft., and that the property is grand -fathered to those setbacks. He <br />said Mr. Gillis could build a brand new house up to the current setbacks which is 31 ft. on <br />one side and 13 ft. on the other side. Chairman Furbush said that the structure could have <br />up to 25 ft. on the right side, where it is currently 31 ft. without a problem, and on the left <br />side, could remain at 13 ft. on the northwest side where it currently is because it's pre- <br />existing non -conforming. <br />Mr. Gillis said he would like to extend on the right hand side with a garage and a master <br />bedroom over the garage, and that would be closer to the 25 ft. He said the lot is square but <br />undersized. He said that the septic will meet the 3 bedroom requirement, but not sure if <br />moving the house forward would be enough room for the septic system. <br />The Board made suggestions to help the applicant reconfigure the setbacks. They said that <br />the house could possibly be moved either further back or further forward. The back could <br />be moved in the rear up to 45 ft., the right side could be to 25 ft., and 40 ft. in the front. <br />They also suggested the applicant could compare the average setbacks from the street with <br />the properties on either side of his property. <br />The Board suggested that the applicant continue his proposal and provide them with a letter <br />of request within the time allowed. The Board also suggested Mr. Gillis speak with the <br />Conservation Agent as well. Mr. Gillis agreed and thanked the Board for their time. <br />Mr. Bonvie made a motion to accept the applicant's continuance pending a letter indicating <br />a future meeting date submitted to the ZBA office. Mr. Gould seconded, yes, Mr. Furbush <br />yes, Mr. Blaisdell yes, and Mr. Goldstein, yes, and Mr. Bonvie, yes. All were in favor to <br />continue the applicant's raze and replace project. <br />43 Waterline Drive South: Steven and Susan Bozkurtian request a Written Finding under <br />§ 174-17 of the Zoning Bylaws to allow for the addition of a garage to a single-family <br />dwelling on property located in an R-3 Zoning District, Map 120 Parcel 148, Mashpee, <br />MA. Owner of record: 43 Waterline LLC. <br />Mr. Furbush announced to the audience that Brad Pittsley will be sitting in on this hearing. <br />Attorney Kevin Kirrane represented the applicants for the proposed house project. Also <br />present was Tom Bunker, with BSS Design, and Marshal with Archi-Tech Design. Mr. <br />Kirrane mentioned that he had originally filed a raze and replace application for this <br />property months ago, but after going through the process, the applicants decided to propose <br />minor alterations and renovations to the existing building. <br />The plan depicted the proposed additions in the highlighted locations, but the substantial <br />renovations relate more to the garage portion of the structure. The existing structure has a <br />garage which faces inward towards the east, and they are proposing to rotate the garage <br />facing Waterline Drive. That will enable the homeowners to put a second floor on that <br />garage which would accommodate the renovations that they are proposing. <br />0) <br />
