MASHPEE ZONING BOARD OF APPEALS
MEETING MINUTES
FEBRUARY 22, 201'7
There will be a crosswalk at the top of Market Street, and a crosswalk at the bottom of
Market Street, and the crosswalks are parallel with Market Street. Eventually there will be
crosswalks on Jobs Fishing. There is no "policing" done for parking. Sometimes during
the summer there is security spot-checking. Mashpee Commons tries to make sure that the
deliveries are done before 10:00 am.
Mike Mendoza asked Tom about the East side of Benefit Street, Building 42. Tom said it's
almost complete but the stairwell is not open yet. The tenants are using the Storrs Road to
get into the entrances. Mike Mendoza said that both Building Department and the Fire
Department will need to inspect that.
Mr. Goldstein asked about the efficiency comparison between the modular and "stick -
built" buildings. Tom said that the modular has its benefits, but it's a learning experience
with the two buildings that are not completed. They are still considering modular on the
East side of Market Street, but there are "growing pains" with general contractors as well.
Mike Mendoza mentioned that Design Review has already been addressed with the
Comprehensive Permit through the Architectural Code and the Town.
Mr. DeBarros asked about the size of the affordable units. Tom said that Building 41 has
eight units, the two units on the end of each floor are roughly 725 sq. ft. and the two units
in the middle on each floor 750 sq. ft., and it's the two' middle units that are affordable
units. It was determined through a formula regarding the ratio of bedrooms. All the units
have the same quality material. Building 40 has eight units, and two are affordable.
Building 42 has six units, and one affordable. The 52 units that are permitted, there are 13
affordable, and are distributed throughout all the buildings.
Approve January 25, 2017 Meeting Minutes
Mr. Gould made a motion to approve the January 25, 2017 Meeting Minutes. Mr. Furbush
seconded, yes. All were in favor.
Mr. DeBarros made a motion to adjourn. Mr. Furbush seconded, yes. All were in favor.
The meeting adjourned at 7:25 pm.
Respectfully submitted;
Mary Ann Romero
Administrative Secretary
Zoning Board of Appeals
7
