MASHPEE ZONING BOARD OF APPEALS <br />MEETING MINUTES <br />MAY 24, 2017 <br />Referencing a set of building plans that Al and A2, Scale: '/4" = 1', Plan Date: 2/2812017, <br />Drawn by: SPB, for Kanter Residence, 5 Kanter Lane, Mashpee, MA, and Architecture by <br />SPB. <br />Mr. Goldstein seconded, yes, Mr. Furbush, yes, Mr. Blaisdell, yes, and Mr. DeBarros, yes. <br />All were in favor of the Variances issued for the raze and replace project. <br />44 Shore Drive: Owner, Kevin Dorney requests a Variance of the front yard setback under <br />§ 174-31 of the Zoning Bylaws to allow for construction of a deck and conversion of the <br />attached garage into a three season porch on property located in an R-3 Zoning District and <br />the Popponesset Overlay District, Map 118 Parcel 64, Mashpee, MA. <br />Mr. Kevin Dorney represented himself for the Variance request for the front yard off of <br />Bluff Ave. He is seeking relief to add on extra living space for his family. Mr. Dorney said <br />that the deck is important to adding additional outside space as well as access from the <br />exiting parking area on Bluff and would be easier access to the house. <br />Mr. Mendoza mentioned to the Board about the conversation he had with the applicant. <br />What the applicant had proposed was a smaller design, but as the applicant was talking <br />about his family, and if a wheelchair was ever needed, it would need to be user friendly <br />and made more sense for the parking and access to the house. <br />Mr. Furbush read an abutter letter from Robert A. Vieira, who resides at 71 Bluff Avenue <br />has no objections to the project. <br />Mr. Bonvie read an abutter letter from Winfred Reed, 59 Bluff Avenue who supports the <br />project. <br />Mr. Goldstein read an abutter letter from Jean Rocca and Stephen Haynes, 2 Wilsons Grove <br />who support the project. <br />Mr. Blaisdell read the Conservation, and Board of Health comments into the record. The <br />Board of Health as stated that the new living space is not to be heated. <br />Mr. Furbush read the Inspection Department comments into the record. <br />Mr. Bonvie made a motion to issue a Variance to Kevin Dorney of 44 Shore Drive of the <br />front yard setback located from Bluff Avenue in the amount of 6.3 ft., The required distance <br />is 25 ft., and will have 18.7 ft., to allow for construction of a deck and conversion of the <br />attached garage into a three season porch on property located in an R-3 Zoning District and <br />the Popponesset Overlay District, Map 118 Parcel 64, Mashpee, MA. In making the motion <br />the Board finds it meets all conditions under Chapter 40A Section 10. AIso referencing a <br />Site Plan: Project: Proposed Addition, 44 Shore Drive, Mashpee, MA. <br />31 <br />
