MASHPEE ZONING BOARD OF APPEALS <br />MEETING MINUTES <br />JUNE 14, 2017 <br />Mr. Tim Luff with Archi-Tech Associates approached the Board and said that the area is a <br />steep sloping lot and the home is built into that slope. The front and almost on two sides <br />there is a grade and the grade drops on the two sides. There is a full walk -out in the back. <br />He said that the calculations were required for the building permit, and the amount of <br />exposed grade did not trigger a full story, and he would not have been able to get a building <br />permit if a full story was above grade. Once the structure went up, the builder thought it <br />would be nice to "scoop" out the roof, and put the deck that would be cut into the existing <br />roof, with 10 inches of railing that projects out of the roof line, and the same for the dormer. <br />1t would not be visible from the side elevation or the street side. The builder went to the <br />Board of Health, and there were no issues, and the same with Conservation. <br />Attorney Kirrane said that this is just an architectural change, and the Board has allowed <br />these types of changes with a new revised plan. <br />Mr. Mendoza said that Building Department file needs to be revised to reflect the changes. <br />Mr. Luff said the builder is ready to submit the revised plans and disk. <br />4 <br />Mr. Blaisdell read the Conservation Comments into the record.- There were no more <br />comments from the other departments. <br />Mr. Blaisdell made a motion that the Board considers the building design change to be a <br />minor modification for 156 Waterway. Mr. Furbush seconded, yes, Mr. DeBarros, yes, and <br />Mr. Pittsley yes. <br />Mr. DeBarros made a motion to adjourn. The meeting adjourned at 5:00 pm.
