Town o�*A/Iashpee, <br />• � Zil �i1'�C(1 il��f?C�'- :i�Ol(Ci ,1'1131'l�t: <br />13lrzsl�j�ce,:?� r�ssac}ticsetts 09649 <br />MASHPEE ZONING BOARD OF APPEALS <br />MEETING MINUTES <br />JULY 26, 2017 <br />The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, July 26, <br />2017, at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road <br />North. Chairman, Jonathan D. Furbush, Board Members William A. Blaisdell, Ron <br />Bonvie, Dom DeBarros, Scott Goldstein, and Associate Members, Brad Pittsley and <br />Norman J. Gould were present. Building Commissioner, Michael Mendoza was also <br />present. <br />PLEDGE OF ALLEGIANCE <br />NEW HEARINGS <br />Chairman, Jon Furbush opened the meeting at 6:00 pm and announced that it was being <br />televised live on Mashpee, TV. <br />Chairman Furbush and Board Member Scott Goldstein stepped down from this hearing. <br />Vice Chairman Bill Blaisdell was sitting in as Chairman on this case. <br />29 Quippish Road: Owner, Philip A. Hall, requests a Special Permit under § 174-45.4 of <br />the Zoning Bylaws to allow for an accessory apartment on property located in an R-3 <br />Zoning District, (Map 55 Parcel 5.0), Mashpee, MA. <br />Mr. Philip Hall represented himself for the application. He said that he built the apartment <br />in haste back in 2014 to accommodate a family member. The area was a 22' x 22' garage, <br />and did not extend the footprint. He said he is familiar with the bylaws and knows it cannot <br />be rented by anyone other than his family. Mr. Hall said the total structure is 1672 sq. ft., <br />and the apartment size is. 484 sq. ft. which is 40% of the 1672 would be 668.8 sq. ft., and <br />believes it is less than the required 40%. He provided the Board with a hand -drawn layout <br />of the space showing the dimensions of the apartment. <br />Mr. Blaisdell asked the applicant if he received and understood the bylaws for an accessory <br />apartment. Mr. Blaisdell mentioned "Item C" of the bylaws referencing the square footage <br />of the apartment. <br />Mr. Bonvie said that the 426 sq. ft, which exceeds the requirement. Mr. Bonvie mentioned <br />that a condition could be made that the applicant provide an as -built or something certified <br />at the time of applying with the building inspector. <br />The Board mentioned that the plans did not depict a kitchen. <br />Mr. Hall provided a septic plan dated Feb. 10, 1995 that depicted a hand -drawn driveway <br />and parking area. <br />1 <br />
