ILTJFA II 10N11WOWNRNCi11"61_ .. _ :RIM <br />MEETING MINUTES <br />JULY 26, 2017 <br />The project is to replace the non -conforming structure with a new three (3) bedroom, <br />single-family residence pursuant to the provisions of Section 174-17. The Board is well <br />aware that this project requires a Written Finding that the proposed new construction will <br />not be substantially more detrimental to the neighborhood than what currently exists, and <br />that there are sufficient setbacks to provide adequate parking to service the single-family <br />residential use. The new structure will be situated 15.7 ft. from the northerly property line. <br />Therefore making a nonconforming condition and making it more conforming. The <br />structure conforms in the front at 60 ft. from the street. The deck is remaining at the same <br />at I 1 ft. from the side line. The existing principal structure is 12.6 ft, from the southerly <br />line, the new principal structure will be 16.0 from the side property line to the south, the <br />structure itself with the actual living space included will conform to the setback <br />requirement on the southerly lot line. The. overall lot coverage is slightly reduced from <br />19.8% to 19.3% and still within the 20% of the bylaw requirements. The septic tank is <br />being moved to accommodate the inclusion of a garage. <br />Attorney Kirrane concluded that the application is consistent with other structures in the <br />neighborhood and will comply with all building code requirements. <br />Mr. Bonvie wanted to confirm that the deck was not being moved because it depicted a <br />new line on the plan. <br />Attorney Kirrane said that the deck isnot getting any closer to the wetlands or side yard. <br />Chairman Furbush read the Board of Health and Conservation comments into the record. <br />Mr. Bonvie read the Inspection Department comments into the record. <br />There were no comments from the Board or audience. <br />Mr. Bonvie made a motion to approve the Written Finding and application with the <br />conditions of the site and floor plans, and the Town department comments read into the <br />record, specifically, the Inspection Department requirements, and the Board of Health <br />comments regarding the septic tank relocation. Mr. Gould second, yes. All were in favor <br />of the bedroom addition. Mr. Pittsley second, yes. All were in favor. <br />Mr. Bonvie made a motion to accept the applicant's withdrawal of the application under <br />Section 174-20 only. Mr. Pittsley second, yes.
