MINUTES
120 Summersea Road: Owners, James I. and Ellen B. Goodman request a Special Permit
under § 174-25.1(9) of the Zoning Bylaws to allow for construction of a dock, pier, ramp
and float extending more than 70 feet of coastal beach, coastal bank, salt marsh or
Mr. Kieran Healy, Land Surveyor with BSC Group represented the homeowners for their
dock project. The Zoning Board approved the house project earlier this year, and he was
told to file separately for the new dock. The plot plan he provided depicts the existing fixed
pier and the proposed ramp and float that was approved by the Conservation Commission.
The embankment leading to the dock is very steep and is only accessible by a rope. The
proposed new stairs will be 4 x 4 post construction and set into the ground on the upland
side and pilings set into the ground about 5 ft. below the mean high water with lag bolts
secured to the joists. The old shed will be replaced with a new shed in the same location,
and will be elevated about a foot and a half and bolted into the pilings.
Chairman Furbush read the Conservation comments into the record; "This project was
approved by the Commission. No issues". The Inspection Department comments; "The
area is zoned R3 and is in the Pre -contact Archaeology Sensitivity area --- listed as part in
both the "High Sensitivity" and "Moderate Sensitivity". The applicant is seeking a Special
Permit under §174-25 1 (9) regarding the construction of a dock, pier, ramp and float
extending more than 70 feet of coastal beach, coastal bank, salt marsh or bordering
