Mashpee Planning Board <br />Minutes of Meeting <br />November 2, 2016 at 7:00 p.m. <br />Waquoit Meeting Room, Mashpee Town Hall <br />Approved 11/16/16 <br />Planning Board Members Present: Dennis Balzarini, Joe Cummings, David Weeden, Robert <br />(Rob) Hansen <br />Also: Tom Fudala-Town Planner, Charles Rowley -Consulting Engineer <br />Absent: Chairman Mary Waygan, David Kooharian <br />CALL TO ORDER <br />Clerk Joe Cummings sat as Chair in the absence of Mary Waygan. The Town of Mashpec <br />Planning Board meeting was opened with a quorum in the Waquoit Meeting Room at Mashpee <br />Town Hall by Chairman Joe Cummings, at 7:00 p.m. on Wednesday, November 2, 2016, The <br />Pledge of Allegiance was recited. <br />APPROVAL OF MINUTES ---October 19, 2016 <br />Minutes were postponed to the next meeting <br />SPECIAL PERMIT SITE PLAN APPROVAL <br />Applicant: Southport on Cape Cod Development, LLC <br />Location: Southport Retirement Community, Atlantic Court <br />Request: Signature of site and landscaping plans approved October 19, 2016 <br />Chairman Cummings signed the plan. <br />SPECIAL PERMITS <br />Applicant: Mashpee Industrial Realty, LLC <br />Location: 168 Industrial Drive <br />Request: Special Permit Modification to allow construction of additional parking. <br />The Chair read for the record the request. Mr. Hansen sat on this issue because it was a Special <br />Permit. Attorney Kevin Kirrane was present on behalf of the applicant. Mr. Kirrane referenced <br />the modified parking plan, adding 24 additional parking places, which has been reviewed by both <br />Design Review and Plan Review, Mr. Fudala stated that the Board needed to determine whether <br />a public hearing was needed. <br />MOTION: Mr. Balzarini made a motion that it was accepted as not required for a public <br />hearing. Mr. Weeden seconded the motion. All voted unanimously. <br />Board members reviewed the site plan and Mr. Fudala read through the drafted Modification. <br />There were no additional comments from the Planning Board. Mr. Rowley noted that he would <br />need to inspect the area once it was prepared for paving and base material. <br />MOTION: Mr. Balzarini made a motion to approve Special Permit Modification #5 for <br />Mashpee Industrial Realty LLC for 168 Ind ustrialDrive. Mr. Weeden seconded the <br />motion. All voted unanimously. <br />
