Town Hall Waquoit Meeting Room <br />Design Review Members Present: Joseph Cummings and Jonathan Furbush <br />Pfith Review Members Present: <br />Catherine Laurent, DPW Director <br />Michael Mendoza, Building Commissioner <br />Joyce Mason, Town Manager <br />Thomas Rullo, Fire Chief <br />Scott Carline – Police Department <br />Tom Fudala, Town Planner <br />Glen Harrington, Health Agent <br />A ydience: Carol Sherman – Board of Selectmen <br />Sam Houghton – Mashpee Enterprise <br />Michael Mendoza called the meeting to order at 9:03 a.m. <br />424 Whitings Road (formal meeting) <br />Special permit from Planning Board <br />Proposes to subdivide into two (2) building lots (21,203 sq ft) each <br />and one (1) open space lot consisting of 44,157 sq ft. <br />All proposed parcels are in R3 Zoning District <br />OwnerlAgent –John Slavinsky,.et al Trs. SGFS Realty Trust <br />Matt Costa appeared and said they are proposing a Not cluster subdivision using existing frontage <br />along 28... no roads created. Mr. Costa said address on Whitings Road is just a gravel path. Mr. <br />Costa said he already got the addresses from Town. <br />Committee comments <br />• Mike Mendoza stated the lot is in both pre -contact and post -contact archeological sensitivity <br />area. <br />• Joseph Cummings said in R3 Zone and won't meet frontage requirement. Matt Costa said <br />that's why they're going for Special Permit also. <br />• Jonathan Furbush noted 2 driveways to Route 28 ---how does that affect Police/Fire? <br />• Tom Fudala said application will require a Special Permit from Planning Board. Tom said an <br />incomplete application submitted at this point. Access to 28 is a safety issue. <br />• Thomas Rullo said 2 lots have 100 foot frontage apiece on 28. Fire Department can't backfire <br />truck onto 28—needs turn -around. <br />• Glen Harrington said in Zone 2—doing 2-2 bedrooms based on square foot. Using open <br />space for aggregation? Mr. Costa responded "most likely". <br />
